About The Position

The Turn Team Member position is a temporary/seasonal role focused on assisting with student housing turns, which typically last 20-31 days. During this period, hundreds of students move out, and a new group moves in shortly after. Each day, the team member will be assigned various tasks or units requiring attention. Projects can include unit trash outs, groundskeeping, assisting maintenance with HVAC or preventative maintenance, furniture assembly and installation, and helping residents on move-in day. The role is hourly, non-exempt, and non-benefit eligible.

Requirements

  • Physically able to lift 50 pounds or more (for furniture installation)
  • Able to operate smaller tools like allen wrenches (for furniture assembly)
  • Must be friendly and respectful at all times (for move-in day assistance)
  • Able to push, pull, lift, carry, or maneuver office products and supplies of up to twenty (20) pounds
  • Regularly required to use hands to finger, type, handle, or feel and talk or hear
  • Frequently required to stand; walk; reach with hands and arms, and stoop, or squat
  • Often required to sit
  • Specific vision abilities required include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus

Responsibilities

  • Furniture Installation: Unload, deliver, install, and clean up furniture. This may involve lifting 50 pounds or more and operating smaller tools like allen wrenches for assembly. Tasks may be broken into delivery, assembly, and clean-up, or a combination of all three.
  • Groundskeeping: Perform property beautification tasks such as picking up trash around building exteriors, landscaping (mowing, edging, trimming bushes, planting flowers), walking hallways and common areas, and emptying trash bins.
  • Housekeeping: Assist with cleaning tasks including sweeping and mopping floors, wiping down common areas and fitness equipment, cleaning offices and bathrooms, performing floor treatments, or shampooing carpets.
  • Move-in Day Assistance: Help residents and families move in quickly, handling personal items with care. Interact directly with customers in a friendly and respectful manner, reporting any incidences or complaints to the Community Manager immediately.
  • Maintenance Assistance: Support the maintenance team with punch list items (e.g., changing light bulbs, replacing air filters, smoke detector batteries), minor repairs (e.g., replacing a garbage disposal), major repairs (e.g., new HVAC condenser installation), painting touch-ups in units or common areas, and preventative maintenance projects (e.g., testing emergency systems, inspecting boilers, cleaning compactor rooms, maintaining common areas).
  • Enter occupied bedrooms only when accompanied by an on-site team member.
  • Limit interactions with residents, their families, and guests to professional exchanges at all times.
  • Utilize all necessary equipment provided by the onsite manager.
  • Stay hydrated, especially when working outside.
  • Always use proper safety equipment and protect oneself from the elements, such as wearing gloves and a hat when outdoors.
