About The Position

Student housing turns typically last 10-21 days, where hundreds of students are moving out of a single community just days before a fresh crop is moving back in. As a Turn Team Member, you will be assigned daily tasks to address various areas or units. Projects can include assisting with unit trash outs, groundskeeping, assisting maintenance with HVAC or preventative maintenance projects, furniture assembly and installation, and helping residents on move-in day.

Requirements

  • Physically able to lift 50 pounds or more.
  • Ability to operate smaller tools like allen wrenches.
  • Must be friendly and respectful at all times when interacting with customers.
  • Ability to report any incidences or complaints to the Community Manager immediately.

Responsibilities

  • Unload, deliver, install, and clean up furniture, requiring physical ability to lift 50 pounds or more and operate smaller tools like allen wrenches.
  • Perform groundskeeping tasks such as picking up trash, landscaping (mowing, edging, trimming bushes, planting flowers), walking hallways and common areas, and emptying trash bins.
  • Execute housekeeping duties including sweeping and mopping floors, wiping down common areas and fitness equipment, cleaning offices and bathrooms, floor treatments, or shampooing carpets.
  • Provide move-in day assistance to residents and families, handling personal items carefully, interacting with customers in a friendly and respectful manner, and reporting any incidences or complaints to the Community Manager.
  • Assist the maintenance team with punch lists (e.g., changing light bulbs, replacing air filters, smoke detector batteries), minor repairs (e.g., replacing a garbage disposal), major repairs (e.g., new HVAC condenser installation), painting touch-ups, and preventative maintenance projects (e.g., testing emergency systems, inspecting boilers, cleaning compactor rooms, maintaining common areas).
  • Enter occupied bedrooms only when accompanied by an on-site team member.
  • Maintain limited and professional interactions with residents, their families, and guests at all times.
  • Stay hydrated, especially when working outside.
  • Use proper safety equipment and protect oneself from the elements, such as wearing gloves and a hat when outdoors.
