About The Position

The Regional & Remote Turn Coordinator is a hybrid field and remote role built for the next phase of AHS growth. This role is designed to flex across geographies — providing boots-on-the-ground coverage in the Front Range markets while also managing remote turns, vendor coordination, and scope oversight in distributed and emerging markets including Athens (GA), Utah, Boise, Las Vegas, and Texas. This role directly supports the Regional Construction Manager and the broader Turns team, ensuring no market is under-coordinated as AHS scales.

Requirements

  • 2+ years of experience in turn coordination, construction management, property management, or a related field.
  • Demonstrated ability to manage projects remotely — comfortable making scope decisions from photos, video walkthroughs, and vendor reports.
  • Experience building and managing vendor relationships, including sourcing new vendors in unfamiliar markets.
  • Strong organizational skills — ability to manage a high volume of simultaneous active turns across multiple markets.
  • Excellent written and verbal communication; can represent AHS professionally in owner and vendor interactions without supervision.
  • Proficiency in Excel or Google Sheets for project tracking and reporting.
  • Ability to travel within the Front Range and periodically to remote markets for due diligence or new market launches.
  • Thrives in a fast-paced, high-accountability environment; comfortable adapting to change and managing ambiguity.

Nice To Haves

  • Familiarity with AppFolio, BuilderTrend, or comparable platforms preferred.
  • Preferred background in construction, maintenance, or residential property management.
  • Results-oriented with a focus on KPIs: turn cycle time, cost-per-turn, vendor completion rate, and quality scores.

Responsibilities

  • Perform initial SOW walks (in-person and remote) and move-out inspections to assess property needs based on owner-selected turn tier.
  • Create detailed, accurate SOWs with line-item pricing and photo documentation; capture comprehensive move-out inspection photos.
  • Ensure SOWs are built to the correct tier standard and owner preferences; flag deviations before work begins.
  • Maintain SOW templates calibrated to market-specific labor and material pricing.
  • Monitor vendor progress across active turns — in-market and remote — to ensure timely completion and scope accuracy.
  • Conduct QC walks (in-person and photo-based remote review) at key project milestones.
  • Hold vendors accountable to pricing, timeline, and workmanship standards; escalate chronic issues to the Regional Construction Manager.
  • Maintain vendor performance data — completion rates, callback rates, and cost-per-turn metrics.
  • Track active turns across all assigned markets; maintain real-time project status visibility for the RC Manager and Director of Operations.
  • Flag timeline risks, budget overruns, and scope changes proactively — do not wait for weekly reviews.
  • Prepare regular project progress reports with completion status, costs, and outstanding items.
  • Interface with property owners on active projects as needed, representing AHS with professionalism and accuracy.
  • Assist with capital inspection projects — property condition walks, deferred maintenance documentation, and cost-estimate support.
  • Support due diligence engagements in new acquisition markets; provide field-level scope assessment and cost input.
  • Assist the Regional Construction Manager with CapEx projects requiring additional coordination capacity.
  • Coordinate unit access for property walks with the Property Management team across all assigned markets.
  • Address security needs including lock replacement and access coordination during occupied-to-vacant transitions.
  • Manage travel logistics for in-field coverage efficiently; minimize drive time through route planning and schedule batching.
