About The Position

Arboreal Management is seeking a Treasury Specialist to manage the daily treasury operations for a portfolio of hundreds of property and ownership entities. This role involves meticulous tracking of cash across numerous accounts, preparing and documenting wires and ACH transactions for approval, maintaining lender banking and ACH authorizations, monitoring loan payments, making decisions on payables based on available cash, and building payment batches for leadership approval. The Treasury Specialist will be the primary point of contact for understanding the real-time cash position and upcoming transactions. Additionally, this role will be integral to onboarding new clients onto treasury processes and managing the transition of existing accounts between banking partners.

Requirements

  • A finance or accounting background (degree or equivalent experience).
  • Four or more years in treasury, cash management, AP, or bank operations, with hands-on execution of wires and ACH.
  • Experience managing cash across a large number of bank accounts, legal entities, and distinct clients simultaneously.
  • Ability to manage many parallel obligations without reminders.
  • Advanced Excel skills (lookups, pivots, reconciliation to the penny, ability to build understandable working files).
  • Strong written English and the confidence to raise problems early in writing.
  • A reconciliation mindset; ability to chase down unexplained variances.
  • A reliable home working setup with stable high-speed internet, a quiet workspace, and a backup connection.

Nice To Haves

  • Real estate or property management accounting background, including trust or client-funds handling.
  • Hands-on work in AppFolio or a comparable property management accounting platform.
  • Experience with commercial bank portals, positive pay, and ACH origination files.
  • Exposure to lender servicing requirements and loan payment administration.
  • A track record of writing procedures for new processes.

Responsibilities

  • Maintain daily and weekly cash positions across all managed bank accounts, by entity and ownership group.
  • Reconcile tracked balances to bank portals and the accounting system, investigating and clearing differences.
  • Flag accounts trending toward shortfall with sufficient lead time for funding decisions.
  • Keep account inventory accurate, including openings, closings, signers, ownership changes, and entity renames.
  • Prepare wires and ACH transactions for review and approval with complete supporting documentation.
  • Verify payee banking details against an independent source and apply callback verification standards.
  • Track same-day cutoffs across banking partners and sequence the payment queue.
  • Confirm settlement and follow returns, rejects, and recalls through to resolution.
  • Complete and maintain lender banking forms, ACH debit authorizations, payment change notices, and voided-check or bank-letter packages.
  • Maintain a current register of lender debits, including account, day, and amount, and update it as changes occur.
  • Coordinate signatures, notarizations, and lender confirmations, and follow each form through to written acknowledgment.
  • Track scheduled debt service across the portfolio by property and lender, including due date, amount, funding account, and clearing status.
  • Identify upcoming payments where property cash will not cover the debit and assemble funding options.
  • Monitor funds movement between related entities and accounts, ensuring transfers are supported and recorded.
  • Reconcile scheduled payments against actual cleared amounts and escalate exceptions.
  • Review open payables against available cash by property and recommend approve, hold, or partial-pay with reasoning.
  • Prioritize payments based on exposure (e.g., utilities, taxes, insurance, debt service) over age.
  • Build payment batches for approval, then release and record them.
  • Resolve vendor payment inquiries and maintain clean vendor remittance data.
  • Set up the treasury footprint for new clients, including account openings, signer and user setup, portal access, ACH and wire templates, and lender debit authorizations.
  • Establish opening cash positions and reconcile them with prior manager handovers.
  • Redirect lender debits, utility autopays, and recurring transfers to new accounts and confirm their movement.
  • Document client treasury setups for team accessibility.
  • Support account migrations between banking partners, including mapping, opening, funding, parallel running, and closing.
  • Maintain and update a cutover tracker during active transitions.
  • Test new payment rails and templates before live volume.
  • Confirm all recurring debits and credits have been repointed before closing old accounts.
