About The Position

The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects. They may be assigned responsibility for one or more projects at a time, aiming to maximize project profitability and promote Layton's objectives and goals. The role focuses on achieving quality and safety standards while exceeding owner expectations by delivering predictable outcomes.

Requirements

  • Bachelor’s degree in civil engineering, construction management or related field, or the equivalent education and experience.
  • Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc.
  • Understands contractual language and concepts and how to protect the company while providing quality service to the client and has a working knowledge of construction laws and practices.
  • Understands building codes and other design requirements as well as plans, blueprints, and specifications.
  • Effective working as a team member and knows how to delegate to other team members to achieve organizational and customer goals.
  • Skilled at making verbal and written presentations and communications with others.

Nice To Haves

  • Preferably at least 3-5 years experience working in the healthcare construction industry.
  • Heavy healthcare background preferred

Responsibilities

  • Champion “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensure that “Constructing with Integrity” is delivered by working with honesty, unity, safety, and quality of work.
  • Work effectively with Layton’s “Two in the Box” application, collaborating with the Superintendent to ensure successful project delivery and strengthen client relationships.
  • Assist in the preparation of estimates for the project and prepare the project budget.
  • Lead the project team in preparing the project management plan (PMP) and organize and conduct pre-award and pre-construction meetings.
  • Participate in value engineering services, negotiation and preparation of project subcontracts, and obtain permits and resolve other regulatory requirements.
  • Prepare a project schedule and develop milestones necessary to successfully complete the project in concert with the project superintendent.
  • Control the contract documents, determine their completeness and consistency, and plan the successful execution of the construction contract.
  • Manage project materials and equipment procurement within the project’s budget and consistent with the project delivery schedule.
  • Monitor the project site for quantity, cost, safety, quality, and schedule performance with the project Superintendent and develop and monitor project quality, safety, and risk management plans.
  • Negotiate owner and subcontractor change orders and manage the resulting cost and profit impact.
  • Develop monthly client pay requests and follow up on collection.
  • Control the payment of job costs based on document review and approval, coordinate with the job cost accountant for payments and lien releases, and participate in monthly accounting and project reviews.
  • Manage all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, and letter of recommendation.
  • Interact with Estimating to provide project cost information for the estimating database.
  • Manage client relationship and all meetings with client.
  • Perform other related duties as assigned.
