About The Position

The Traveling Maintenance Supervisor will provide coverage and support to AIR Communities' multifamily housing properties that have vacant Service and Maintenance Manager positions. This role also offers managerial support to communities facing essential and time-sensitive hardships. The position serves as a subject matter expert in direct maintenance and service operations, vendor management, and staff mentoring. This is a heavy travel position, requiring up to 75% of the year (approximately 3 weeks per month) on the road or in the air. The supervisor may act as the Service Manager at assigned locations, providing standard operational support. They may also provide regional oversight for multiple communities, managing service requests, property turn processes, preventative maintenance, and staff training and supervision. Additionally, this role supports Regional Offices and assists Property Managers, Service Managers, Regional Property Managers, Area Service Managers, Directors of Service & Quality, and Directors of Operations in completing action plans resulting from audits.

Requirements

  • Expectation and ability to travel at least 75% of the time with easy access to a large Airport.
  • At least 5 years of experience in Multifamily Service Operations Management.
  • At least 2 years of experience in a direct Service Management role.
  • Proven track record in managing large properties.
  • Must be a motivator, a good communicator, and a hands-on manager.
  • Must possess strong team building, coaching, and training skills.
  • Multiple site supervision experience.
  • Excellent customer service background.
  • Strong financial results orientation.
  • Demonstrated ability to enhance value at the community level.
  • Pre-employment screening includes checking references, a four-panel drug screening (excluding marijuana testing), employment verification, and criminal background check.

  • Strong preference to be located within one of AIR's main markets: Denver, DC Metro, Miami Metro, Boston area, or Philadelphia area.

Responsibilities

  • Provide coverage and support to communities with vacant Service and Maintenance Manager positions.

  • Serve as the subject matter expert on direct maintenance and service operations, vendor management, and mentoring.
  • Act as the Service Manager wherever/whenever assigned and provide standard operational support.
  • Provide regional oversight of all aspects of Property Maintenance Management of multiple communities as assigned, including service requests, management, turn process, preventative maintenance, training, and supervision of staff.
  • Support Regional Offices in managing operations for assigned properties.
  • Assist Property Managers, Service Managers, Regional Property Managers, Area Service Managers, Directors of Service & Quality, and Directors of Operations in completing action plans required as the result of an audit.
