About The Position

JLL is seeking a Transaction Manager to join a team responsible for executing a large volume and variety of real estate transactions that create enterprise value for one of JLL’s largest global technology clients — a Fortune 100 technology company — in partnership with the client’s internal real estate team. The position is required to be based in San Francisco, CA or New York, NY with some travel required to support site selection activities, face-to-face negotiations and client / team interactions on a periodic basis. This role will be in San Francisco, CA or New York, NY; option for remote based on experience. You will join a high performing, multi-disciplinary team to deliver Transaction Management solutions to one of JLL’s largest global technology clients. This client is known for pairing enormous scale with a fast-moving, founder-style culture — an ownership mentality, a healthy disregard for the impossible, and an unrelenting focus on the people who use its products. JLL’s team is expected to operate with the same energy, transparency, and bias for action. Overseeing a portfolio of sites, this position calls for a highly energetic professional with excellent communication, portfolio management and client relationship management skills. Comfortable in working towards achieving performance targets, you will be responsible for delivering a range of real estate transaction solutions to a client seeking both the consistency and innovation that come from a closely integrated partnership with JLL.

Requirements

  • Bachelor's degree required
  • 7-10 years' experience in commercial real estate transaction management
  • Demonstrated skills in contract review, lease/purchase and sale negotiations
  • Solid understanding of financial and accounting impacts
  • Proficiency with Google Workspace (Gmail, Google Drive, Docs/Sheets/Slides, etc.)
  • Track record of speed, flexibility, and frugality under heavy workload and rapid change
  • Exceptional communication, writing, and presentation skills — able to deliver a compelling, concise narrative
  • Strong negotiating, analytical, and organizational skills
  • Ability to thrive in a matrixed environment, managing cross-functional teams through influence rather than authority
  • Strong problem-solving skills; anticipates risks and opportunities proactively
  • Strategic thinker with strong tactical execution
  • Effective resource and project management skills
  • Ability to interpret and communicate business intelligence/data analytics

Responsibilities

  • Manage the transaction pipeline for assigned properties/portfolio — track critical dates, flag optimization opportunities, and feed into strategic plan formation
  • Manage broker vendor partners through RFPs, LOIs, leases, subleases, PSAs, and license agreements from initiation to execution
  • Serve as primary day-to-day client contact — lead meetings, direct field brokers, and provide strategic counsel to decision-makers
  • Negotiate high-value, complex lease transactions with precision at scale and speed
  • Coordinate due diligence and corporate approval requirements across tax, risk, accounting, corporate security, EHS, and anti-corruption
  • Draft business case / corporate approval documentation with the client's finance team for opex/capex investments prior to commitments, managing to deadlines
  • Partner with internal/external legal counsel on negotiating and executing all transaction documentation
  • Track milestones and deadlines across brokers, attorneys, architects, contractors, and other service providers
  • Prepare and analyze property/portfolio data to support transaction and portfolio-level evaluation, including budgeting
  • Produce monthly/quarterly/semi-annual reporting — highs, lows, process improvements, lessons learned, plus ad hoc reports
  • Resolve transaction issues directly with clients and proactively evaluate alternative solutions
  • Regularly liaise with peers to share best practices, and other key delivery partners from JLL and other service providers delivering integration, data integrity, and project and facilities management
  • Leverage JLL research team, bringing research insights, analytics and innovative ideas to regional client leadership
  • Leverage, invent and simplify best practices, including the continuous improvement of process, tools and templates
  • "See around corners" to mitigate anticipated risks/take advantage of opportunities
  • Proactively identify process inefficiencies, formulate and execute on implementation plans, followed by tracking and demonstrating results
  • Responsible for effective transaction management service delivery to meet contractual obligations of JLL
  • Develop and maintain a detailed understanding of the client’s business and key factors influencing their requirement for our services
  • Contribute to the achievement of key performance indicators, service levels and other measures as contracted
  • Bring the best of the JLL platform to the client by introducing innovative JLL products and services which may help the client achieve its business objectives
