Transaction Manager - JLL Rail Practice Group This Transaction Manager will provide exceptional service to JLL's Rail Practice Group (RPG) clients while managing and executing lease transactions across an assigned geographic portfolio. Reporting directly to the RPG Director Portfolio Management, this role serves as the primary point of contact for client-owned real estate transactions and is accountable for delivering maximum value-added results that align with client objectives.

Requirements

  • Bachelor's degree or equivalent experience required
  • 5+ years of commercial real estate transaction/leasing experience required
  • Active real estate brokerage or salesperson license required for conducting business in assigned states
  • Comprehensive knowledge of real estate and lease terminology
  • Thorough working knowledge of Microsoft Word and Excel
  • Strong analytical ability, both financial and qualitative
  • Strong negotiation experience and exceptional interpersonal skills
  • Excellent verbal and written communication and presentation abilities
  • Proven leadership, organizational, and analytical capabilities
  • Ability to work independently while collaborating effectively within teams
  • Strong attention to detail and process compliance
  • Ability to multi-task, work under pressure, and manage high transaction volumes
  • Exceptional time management and prioritization skills
  • Proven commitment to delivering exceptional client service
  • Willingness to embrace new challenges, responsibilities, and assignments

Responsibilities

  • Manage a comprehensive portfolio of client-owned real estate within their assigned geographic territory, serving as the direct point of contact and maintaining accountability for all portfolio management activities.
  • Develop and maintain positive relationships with client internal departments, attending regular client meetings and conference calls, and providing trusted advice on transactions.
  • Proactively analyze and manage the client's portfolio to identify opportunities that maximize value, including properties suitable for lease or termination.
  • Effectively manage the complete transaction activity process for leases and dispositions.
  • Actively negotiate lease agreements, amendments, and collateral security agreements.
  • Process lease and purchase inquiries for client-owned properties.
  • Engage brokers, landlords, and attorneys as required.
  • Review lease documents while providing financial terms to the client's finance team for modeling purposes.
  • Track lease expirations, renewals, rent increases, and other key dates while ensuring all client goals and objectives are met or exceeded.
  • Proactively market client properties for lease.
  • Conduct site inspections of current and potential lease sites.
  • Respond to property management issues as they arise.
  • Assemble and submit information required for client property approvals.
  • Oversee surrender of premises or decommissioning projects.
  • Manage transaction reporting to clients.
  • Create and update various financial reports, and gather key performance data.
  • Conduct research on companies/individuals and potential subtenants.
  • Compile market data.
  • Perform lease clause reviews and analysis.
  • Maintain accurate information in transaction databases.
  • Serve as an information resource for clients through research compilation and special project execution.
