We are seeking a meticulous and analytical Title Underwriter to join our team. In this role, you will be responsible for evaluating risk and determining the insurability of real estate titles for residential and commercial transactions. Instead of evaluating a borrower's credit, you will dive deep into public records, deeds, maps, and legal documents to identify title defects, encumbrances, and liens. Your expertise will ensure our transactions clear smoothly and our policy liabilities are minimized.

Requirements

  • 3+ years of experience in title underwriting, title examination, or real estate law.
  • High School Diploma or equivalent required
  • Deep understanding of real estate law, local title insurance rate structures, recording fees, and public registry systems.
  • Experience utilizing specialized title production software (e.g., SoftPro, RamQuest, ResWare ) and digital public record databases.
  • Meticulous Attention to Detail: An exceptional eye for spotting subtle discrepancies in legal descriptions or ancient public registries.
  • Legal Literacy: Ability to confidently read and interpret complex legal documents, probate files, divorce decrees, and court judgments impacting property rights.
  • Risk Mitigation: Strong analytical skills to balance corporate financial exposure with proactive customer service solutions.

Nice To Haves

  • Bachelor’s degree or State Title Insurance Agent License preferred
  • Juris Doctor is a major plus for counsel-level roles

Responsibilities

  • Review and analyze title search reports, property deeds, plat maps, public records, and survey assessments to determine ownership, legal descriptions, and potential risks.
  • Evaluate and resolve title defects, including outstanding liens, judgments, unpaid taxes, easements, restrictions, fraud risks, and chain-of-title gaps.
  • Establish requirements, exceptions, and conditions necessary for issuing clear title insurance commitments, binders, and final policies.
  • Work closely with escrow officers, real estate attorneys, agents, and lenders to find creative, compliant solutions to clear "clouds on title" prior to closing.
  • Ensure all underwriting decisions comply with local, state, and federal insurance regulations, as well as corporate risk tolerances and guidelines.
