About The Position

TitleEase is a growing national title company focused on delivering exceptional service, quality, and innovation. We are seeking an experienced Multi-State Senior Title Examiner to join our production team. This role is ideal for a seasoned title professional who thrives on solving complex title issues and enjoys working across multiple jurisdictions. The Multi-State Title Examiner is responsible for researching and examining title records for residential and commercial properties across multiple states. This individual will analyze chains of title, identify title defects, prepare title commitments, and serve as a resource to the examination team. The ideal candidate is highly analytical, detail-oriented, and able to navigate varying recording systems and state-specific requirements.

Requirements

  • Five or more years of title examination or abstracting experience.
  • Demonstrated experience handling title searches and commitments across multiple states.
  • Strong knowledge of title principles, recording practices, and state-specific requirements.
  • Ability to interpret legal descriptions, surveys, plats, and complex ownership structures.
  • Experience reviewing trusts, corporations, estates, and other legal entities.
  • Proficiency with ResWare, Qualia, and online search platforms such as DataTrace, TitleData, and Netronline.
  • Strong analytical, organizational, and problem-solving skills.
  • Ability to manage multiple priorities while maintaining accuracy and meeting deadlines.

Responsibilities

  • Search and examine public records, including deeds, mortgages, liens, judgments, easements, and plat maps to establish chain of title.
  • Analyze ownership history and identify issues affecting title marketability and insurability.
  • Serve as a resource to the examination team by assisting with complex title questions and helping establish best practices.
  • Collaborate with internal teams, customers, attorneys, lenders, and underwriters to resolve title issues prior to closing.
  • Partner with the procurement lead to monitor production and prioritize files to meet service level expectations.
  • Apply state-specific laws and recording requirements to determine title validity across multiple jurisdictions.
  • Review trusts, estates, corporate documents, and LLC operating agreements to verify ownership and signing authority.
  • Prepare accurate title commitments and identify all requirements and exceptions.
  • Identify title defects, including unreleased mortgages, probate matters, judgments, and other clouds on title, and provide guidance for resolution.
  • Work closely with underwriters on complex transactions and obtain approvals when necessary.
  • Ensure all work complies with ALTA Best Practices and underwriting guidelines.
