About The Position

As a Title Clearance Coordinator, Default Pre-Foreclosure, you are responsible for reviewing title reports and related documentation, identifying title defects, filing title claims when appropriate, and coordinating timely resolution of title issues before foreclosure sale. This role requires extreme attention to detail, strong follow-up discipline, sound judgment, and the ability to manage a high-volume pipeline while maintaining accuracy, organization, and timely follow-up in support of client, investor, agency, and regulatory timelines.

Requirements

  • High School diploma or equivalent
  • 1-5 years of experience in default servicing, title clearance, foreclosure, pre-foreclosure curative, title claims, mortgage servicing, or related real estate/mortgage operations
  • Working knowledge of real estate titles, pre-foreclosure title review, deed and vesting issues, legal descriptions, liens, judgments, prior mortgages, assignments, releases, and title curative processes
  • Strong customer service focus and ability to communicate effectively with clients, attorneys, vendors, and internal partners
  • Ability to work in a fast-paced, high-volume environment, manage competing priorities, and meet strict deadlines
  • Exceptional attention to detail, follow-up discipline, documentation accuracy, and ownership of files from start to finish
  • Self-motivated: ability to work with minimal supervision
  • Capability to work both independently and as part of a team
  • Ability to work overtime, as needed
  • Problem-solving mindset with ability to identify risks, escalate issues, and multitask
  • Proficiency with computers, including Microsoft Office and mortgage servicing, title production, or default management systems

Responsibilities

  • Review pre-foreclosure title reports, title commitments, vesting documents, legal descriptions, liens, judgments, prior mortgages, assignments, releases, mobile home issues, and related documentation to identify items that must be cured before foreclosure sale or claim submission.
  • Analyze title issues, determine appropriate curative steps, and manage title curative matters from intake through final resolution.
  • File title claims on behalf of clients, prepare claim documentation, follow up with title insurers, and track claim status through resolution.
  • Apply state-specific curative knowledge and understand that curative approaches may vary by jurisdiction, foreclosure process, investor requirements, and title issue type.
  • Work with attorneys, title vendors, clients, servicers, investors, agencies, and internal business partners to cure default and pre-foreclosure title issues.
  • Review, document, and escalate title issues that may delay foreclosure, create foreclosure sale risk, impact claim eligibility, or affect client timelines.
  • Utilize reports, queues, dashboards, client systems, and internal platforms to manage a high-volume pipeline of default and pre-foreclosure title clearance and curative files.
  • Perform daily follow-up on outstanding title curative items, vendor requests, attorney updates, title claim documentation, and client or investor requirements.
  • Maintain accurate file notes, status updates, documentation, and audit-ready records reflecting title review findings, clearance efforts, and resolution steps.
  • Review work for accuracy, completeness, and adherence to process requirements before files move forward in the foreclosure, curative, claim, or resolution process.
  • Respond to emails, system tasks, vendor requests, and phone inquiries in a timely and professional manner.
  • Act as a liaison and work closely with clients, the client’s foreclosing attorneys, title vendors, internal staff, outside agencies, and other stakeholders involved in default and pre-foreclosure title clearance and curative matters.
  • Communicate openly and respectfully with clients, the client’s foreclosing attorneys, team members, vendors, and leaders regarding title status, risks, escalations, claims, and next steps.
  • Support client and lender relationships by providing timely updates, accurate information, and proactive issue resolution.
