About The Position

Gray Hawk Land Solutions is currently hiring for an immediate opening for a Title Abstractor in El Paso County, CO. The ideal candidate must be a self-starter and able to perform assigned tasks with minimal supervision. This role requires a minimum of five years of experience in right-of-way title research. The Title Abstractor will be in constant communication with their supervisor regarding project scope, goals, and deliverables, and will proactively inform their supervisor of any obstacles to task completion, working collaboratively to devise strategies to meet client objectives for survey permitting or acquisition. The position demands professionalism, integrity, and the ability to relate to people from diverse backgrounds.

Requirements

  • Minimum of five (5) years of experience in right-of-way title research.
  • Self-starter capable of performing tasks with very little or no supervision.
  • Ability to work unsupervised in a variety of roles.
  • Good understanding of mortgages, liens, judgments, easements, leases, plat books, maps, contracts, and agreements as to legal description, ownership, restrictions, or conformity to other state requirements.
  • Ability to navigate multiple client databases.
  • Demonstrate excellent computer knowledge through effective use of software including Microsoft Office applications (i.e., Outlook, Word, Excel) and database use.
  • Able to work well in a team environment or an individual role.

Nice To Haves

  • Be well qualified in a specialized area such as Indian land title, government title, mortgages, liens, etc., if the individual is selected to work only in a limited area of special expertise.

Responsibilities

  • Pulling tax cards from courthouses and locating tax cards online to determine preliminary ownership of tracts/parcels.
  • Locating source deeds and vesting deeds and comparing them to tax cards for discrepancies.
  • Performing onsite and/or online research necessary for Vesting and/or Marketable Title.
  • Assembling title files according to the protocols established by the Project.
  • Posting and archiving title files according to Project procedures.
  • Communicating with supervisor about project scope, goals, and deliverables.
  • Informing supervisor about obstacles and working with them to devise strategies to accomplish client objectives.
  • Representing client and self with professionalism and integrity.
  • Relating to people from various backgrounds.
