About The Position

Applied Digital is seeking a field-focused TFO Superintendent to provide daily owner-side oversight and coordination for Tenant Fit-Out (TFO) construction at an active data center campus. As Applied Digital’s field execution leader for assigned scopes, the Superintendent is accountable for field readiness, trade coordination, installation sequencing, quality execution, turnover preparation, and short-interval production goals supporting project milestones. The role works closely with the TFO Project Manager and maintains a constant field presence and detailed understanding of work in progress and upcoming constraints. The TFO Superintendent coordinates with general contractor field leadership, trade partners, Commissioning, Safety, Design, Operations, equipment vendors, and tenant representatives to ensure work is sequenced, installed, documented, and turned over according to project requirements. The position ensures daily field execution supports the approved weekly schedule, quality standards, safe operations, and tenant-readiness milestones. This is an onsite, campus-based role. Early mornings, evenings, weekends, or alternate shifts may be required depending on project execution needs. Periodic travel may be required for vendor inspections, coordination, or support at other campuses.

Requirements

  • High school diploma or equivalent required.
  • 10+ years of commercial or industrial construction field experience.
  • At least 5 years in a superintendent, general superintendent, field manager, or owner’s representative role.
  • Understanding of field construction sequencing, trade coordination, short-interval planning, logistics, inspections, punch lists, and commissioning readiness.
  • Strong knowledge of mission-critical and data center TFO installations, particularly MEP systems, controls, support infrastructure, architectural completion, and equipment integration.
  • Ability to read and interpret drawings, specifications, submittals, RFIs, schedules, inspection plans, and commissioning documents.
  • Ability to identify field conflicts, quality deficiencies, access constraints, manpower concerns, and schedule risks before they affect milestones.
  • Strong communication, documentation, and problem-solving skills, with credibility among contractor field teams.
  • Proficiency with Bluebeam, field management platforms, photo documentation tools, scheduling look-aheads, and Microsoft Office applications.
  • Ability to work effectively in an active construction environment with changing priorities and extended work schedules.
  • Visible, proactive, detail-oriented, and accountable field leadership style.
  • Ability to work onsite at a campus; periodic travel may be required.
  • Availability for early mornings, evenings, weekends, or alternate shifts based on project execution needs.

Nice To Haves

  • Associate or bachelor’s degree in Construction Management, Engineering, or a related field.
  • Field leadership experience on data center, mission-critical, industrial, advanced manufacturing, or complex MEP-intensive projects.
  • Experience with phased turnover, energization, commissioning, QA/QC, equipment installation, and active-site logistics.
  • OSHA 30 or comparable construction safety training.

Responsibilities

  • Lead daily field coordination, resolve constraints, and maintain progress against project milestones.
  • Hold contractors accountable for staffing, productivity, material readiness, access, and sequencing.
  • Coordinate TFO work with base-building activities, commissioning, Operations, technology deployment, and campus stakeholders.
  • Resolve field constraints, conflicts, quality concerns, and schedule risks within assigned authority, escalating issues when needed.
  • Validate labor, materials, access, equipment, permits, inspections, and predecessor activities before work begins.
  • Drive contractor planning and confirm upcoming activities are properly sequenced and resourced.
  • Compare planned and actual production and drive corrective actions to recover delays and maintain milestones.
  • Coordinate shutdowns, energization activities, deliveries, inspections, testing windows, and tenant access.
  • Provide the TFO Project Manager with field status and schedule observations for reporting and decision-making.
  • Ensure work follows approved quality requirements and contractors carry out inspection, testing, and first-in-place processes.
  • Coordinate owner observations, mockups, first-work inspections, equipment receipt inspections, deficiency tracking, and punch-list activities.
  • Confirm current approved drawings, submittals, RFIs, and installation requirements are available to field teams.
  • Identify nonconforming work, drive corrective action plans, and verify resolution.
  • Ensure work is ready for inspections and required inspections are completed without impacting construction, commissioning, or turnover activities.
  • Maintain photo documentation and field records supporting issue resolution, progress validation, testing, and turnover.
  • Lead daily logistics planning and execution for safe, efficient progress of assigned work scopes.
  • Ensure owner-furnished and contractor-furnished equipment is received, protected, staged, and available for installation.
  • Coordinate delivery timing and field access with the TFO Project Manager, Procurement, vendors, contractors, and campus teams.
  • Prepare work areas for follow-on trades, commissioning, tenant deployment, and Operations turnover; promote housekeeping and protection of completed work.
  • Lead field readiness for construction completion, commissioning, integrated testing, and Ready for Service milestones.

  • Observe field conditions and promptly communicate unsafe conditions or noncompliance through established safety channels.
  • Support the campus safety program and reinforce contractor compliance with approved plans, permits, and critical-work procedures.
  • Provide owner-side oversight without directing contractor means and methods or replacing contractor responsibility for safety, supervision, quality control, or trade labor.
