About The Position

A leading commercial real estate owner/developer is seeking a Tenant Improvement Project Manager to support retail and mixed-use developments across a growing portfolio. This role will serve as the primary point of contact for tenants throughout the construction process, overseeing tenant improvement and landlord work from preconstruction through store opening and turnover. The ideal candidate will have experience coordinating retail construction projects, managing schedules tied to lease obligations, and working directly with tenants, contractors, municipalities, and internal development teams.

Requirements

  • 1–5+ years of experience in commercial construction, retail construction, tenant improvement, or development project management
  • Ability to read and interpret architectural and engineering drawings
  • Knowledge of HVAC, electrical systems, and commercial construction processes
  • Experience coordinating contractors, tenants, municipalities, and consultants
  • Strong communication, organization, and project management skills

Nice To Haves

  • Experience with retail, mixed-use, shopping center, or open-air commercial projects preferred
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred

Responsibilities

  • Manage tenant improvement and landlord construction projects from preconstruction through closeout
  • Serve as the primary tenant-facing contact throughout the construction lifecycle
  • Coordinate tenant design submissions, approvals, schedules, and construction deliverables
  • Review and interpret lease requirements related to construction obligations and timelines
  • Oversee pad turnovers, inline retail spaces, junior box buildouts, and turnkey projects
  • Develop and maintain project budgets, schedules, and reporting
  • Coordinate permitting, inspections, and jurisdictional approvals
  • Review construction drawings for compliance with project standards and lease requirements
  • Solicit bids, negotiate proposals, administer contracts, and manage change orders
  • Support timely store openings and rent commencement milestones
  • Partner closely with Leasing, Development, Property Management, and Finance teams
