As Technician III, Facilities Engineering, supporting our Technician Manufacturing Team, you will be trusted to support engineers in the design, modification, and improvement of products/processes at our Manufacturing Facility in Houston, TX. In this role, a typical day will include: Ensure the quality and environmentally compliant operation of the plant critical utilities to include but not limited to the Deionized Purified water system, the clean compressed air system, boilers, chillers, and the HVAC systems. Monitor, maintain, troubleshoot, and repair HVAC equipment, including air handling units (AHUs), chillers, boilers, pumps, cooling towers, VAV boxes, exhaust systems, and associated controls to ensure reliable and efficient operation. Utilize the Building Automation System (BAS) to optimize HVAC performance, investigate alarms, analyze temperature and humidity trends, diagnose building comfort issues, and ensure environmental conditions meet operational and regulatory requirements. Perform HVAC preventive and predictive maintenance activities, including equipment inspections, filter replacement, coil cleaning, belt and bearing maintenance, calibration of sensors and controls, and verification of airflow, pressure, and temperature performance to maximize system reliability and energy efficiency. Identifying and recommending improvements/preventive actions on all Facility Assets. Inspecting, testing, maintaining, repairing, monitoring, installing and coordinating installation services on equipment and systems (MEP). Monitoring processes, estimating costs, making or verifying calculations, analyzing and interpreting data & drawings. Monitoring and use of the BAS to troubleshoot building faults Testing new and modified products, processes, and/or systems. Training and transfer of knowledge and providing guidance and support Point of contact and initial resource for the shift Engaging in behaviors that foster continuous improvement Maintain and repair machines and equipment. Perform Preventive Maintenance (evaluate, modify, originate - PMs). Complete assigned daily maintenance and facilities upkeep action items. Support Facilities Group activities (shutdowns, capital projects, continuous improvements, PIT, team collaborations and events). Document work accurately per company and regulatory policies (within Maximo, on test scripts/protocols, pass downs etc.). Communicate clearly, effectively, professionally with other team members, production personnel, and outside contractors/suppliers. Comply with all safety, environmental and CGMP requirements.
