About The Position

Serve as the lead for the operation and development of the College’s building automation system serving over 1.2 million square feet of District facilities. This includes troubleshooting of control related problems working closely with maintenance staff on problem resolution. As well as system software programming of VAV boxes and the room scheduling software. Knowledge of different network types (IP, RS-232, RS-485) and experience in network troubleshooting.

Requirements

  • Associate Degree in HVAC systems, air conditioning or related field, AND State and Federal Refrigerant Handler’s License—Universal Certification
  • Five years’ experience servicing and programming building automation system and HVAC equipment, facilities management systems, fire, security, site preparation, peripheral equipment installation and servicing techniques, OR Knowledge of ASHRAE BACnet standard, or similar, and utilizing the standard to establish communication between different manufactures equipment such as VFD’s, chillers, Liebert system, and room scheduling software.
  • Experience with room scheduling and its interface with the building automation system.
  • Knowledge of operation of snow removal equipment, scissors lift, forklift, etc.
  • Requires a valid driver’s license and acceptable Motor Vehicle Record check.
  • Building Operator Certification and Building Automation System programming experience preferred (Alerton).

Responsibilities

  • Install, program, calibrate, test, adjust and optimize the Building Automation System (Alerton), HVAC Controls, Events HVAC and similar Facilities operations systems in collaboration with maintenance mechanics.
  • Perform complex trouble shooting of Building Automation System, HVAC Controls, room scheduling, and other similar facilities systems and work with Facilities staff making necessary repairs.
  • Conduct installation, programming and preventive maintenance of Building Automation System, HVAC control systems, and facilities management systems.
  • Diagnose and repair system malfunctions.
  • Calibrate systems utilizing specialized test equipment.
  • Network troubleshooting, replacing and configuring building controllers, applying MAC address’s, device instances, scaling inputs and installing databases.
  • Ability to add, change schedules, trend logs, and alarms on the Building Automation System.
  • Perform maintenance mechanics duties as needed – Maintain, trouble shoot, repair or calibrate chillers, cooling towers, boilers, fans, starters, pneumatic and digital controls, air conditioning equipment, refrigeration equipment, and any other similar equipment.
  • Assist energy conservation efforts through monitoring energy use, equipment schedules and occupancy requirements to maximize spending of energy dollars at the college.
  • Plan for major repairs, renovation, and new construction.
  • Assist in analyzing quotes, making recommendations for acceptance, and serving as a liaison between FVTC and contractor during construction cycle.
  • Interpret engineering drawings and layouts, blueprints and schematic drawings of electrical, electronic, and pneumatic components associated with the control of building environment.
  • Program and troubleshoot VFDs as they relate to the HVAC systems.
  • Coordinate the processes, including filter purchases, replacement, and disposal, and any vendor contacts for the filter system on the College’s firing ranges following all procedures for lead safety protocols.
  • Maintain Indoor Air Quality Complaint/Response Log in work order system and analyze issues for resolution.
  • Works in collaboration with the capital budget team in developing long range mechanical maintenance projects.
  • Knowledge of fire alarm systems to help troubleshoot issues.
  • Rotate with the rest of the mechanical maintenance team to be on call weekends (required).
  • Reconcile p-card transactions on a timely basis.
  • Assist in coordinating the processes, including filter purchases, replacement, and disposal and any vendor contact for the filter system on the College’s indoor firing ranges following all procedures for lead safety protocols.
  • Ensure compliance with state regulations regarding boilers, air compressors and backflow preventers.
  • Assist facilities management team as needed in daily oversight of campus construction including touring of construction sites to monitor specification issues, working with contractors on construction coordination issues, bringing problems to the attention of the construction team and working to find and implement solutions.
  • Assist in repairing and maintaining all fire alarm, clock and PA systems.
  • Participate on College’s Appleton based snow removal team during work hours or unless requested by Lead of Vehicle Maintenance and Grounds.
  • Assist in locating underground utilities using specialized equipment.
