The primary purpose of this role is to maintain all mall owned and operated heating, ventilation, and air conditioning equipment to ensure safe, efficient, and effective operation. This position requires on-call availability 24 hours a day, 7 days a week to handle property-level emergencies. The successful candidate will work cooperatively with other contracted mechanical services, report urgent situations, and troubleshoot various systems including plumbing, electrical, heating, air conditioning, and refrigeration. Responsibilities include conducting scheduled inspections, performing preventive maintenance, installing, maintaining, and repairing equipment, and ensuring compliance with all applicable standards, policies, and regulatory guidelines (e.g., EPA, OSHA). The role also involves administering compliance with local, state, and federal laws related to fire, safety, hazardous materials, and access. Daily tasks include observing equipment operation, adjusting controls, performing routine services like filter replacement and cleaning mechanical rooms, and assisting higher-level mechanics. The technician will also be responsible for scheduling preventative maintenance programs, coordinating work orders, maintaining the Work Order System, and ensuring proper inventory and record-keeping. This role may also involve replacing electrical components and performing other job-related tasks as directed. The position requires the ability to work rotating shifts, including days, evenings, weekends, and holidays.
