About The Position

This position is responsible for maintaining all mall-owned and operated heating, ventilation, and air conditioning equipment to ensure safe, efficient, and effective operation. The role requires on-call availability 24 hours a day, 7 days a week to handle property-level emergencies. The technician will work with other contracted mechanical services, report urgent situations, and troubleshoot various systems including plumbing, electrical, HVAC, and refrigeration. Responsibilities include conducting scheduled inspections, performing preventive maintenance, installing, maintaining, and repairing equipment, and ensuring compliance with safety and regulatory guidelines. The technician will also manage inventory, records, and assist higher-level mechanics. This role may involve performing tasks beyond the specific duties listed.

Requirements

  • Self-starter with the ability to work independently.
  • Familiarity with air handler units, including efficient operation for energy savings and comfort levels.
  • Knowledge in filter identification and application.
  • Knowledge of equipment and component identification.
  • Knowledge of safety procedures.
  • Knowledge of the refrigeration cycle and soft soldering.
  • Knowledge of cooling tower operation & start-up.
  • Knowledge of package roof top HVAC units.
  • Knowledge of condenser and chilled water systems and water treatment.
  • Capability to diagnose problems on equipment.
  • Ability to disassemble, clean, lubricate, repair, and replace parts as required.
  • Ability to diagnose basic malfunctioning mechanical systems, test components, troubleshoot, and repair/replace or adjust defective or worn parts.
  • Ability to operate and program Building Automation Systems and Energy Management Systems for energy savings, life safety, seasonal adjustments, and company standards.
  • Knowledge of safety rules, hazards, and application of accident prevention measures associated with mechanical and HVAC equipment operation.
  • High School Diploma or Trade School Certificate.
  • 3 – 5 years’ experience in the HVAC maintenance field (Related education may be substituted for up to two years’ experience on a year-for-year basis).
  • Valid Driver’s license.
  • EPA Certification.

Responsibilities

  • Work in cooperation with other contracted mechanical services.
  • Report all situations requiring emergency and/or immediate action to the appropriate personnel.
  • Troubleshoot various systems including plumbing, electrical, heating, air conditioning, refrigeration, and other systems to determine the source of malfunction and repair.
  • Conduct scheduled inspections and preventive maintenance on designated equipment.
  • Make adjustments to equipment and controls to ensure operations comply with specifications and/or standards.
  • Install, maintain, and repair electrical, plumbing, heating, air conditioning, and refrigeration equipment.
  • Perform the job in accordance with all applicable standards, policies, and regulatory guidelines (e.g., EPA, OSHA standards) to promote a safe working environment.
  • Administer compliance of local, state, and federal laws pertaining to fire, safety, hazardous material, access, etc.
  • Observe operation, read gauges and instruments, and adjust mechanisms to control fluid level, pressure, and temperature.
  • Provide routine services including preventive maintenance on air and water side equipment.
  • Identify, install, maintain, and dispose of all types of filters.
  • Clean mechanical/transformer rooms.
  • Pick up and deliver parts.
  • Assist higher-level heating, ventilation, air conditioning, and refrigeration mechanics and/or contracted services.
  • Schedule preventative maintenance programs as assigned by management.
  • Coordinate work orders and maintain the integrity of the Work Order System.
  • Ensure appropriate inventory systems, records, files, Material Safety Data Sheets, supplies, equipment, and tools are maintained.
  • Replace defective breaker controls, thermostats, switches, lighting components, fuses, and basic electrical wiring.
