About The Position

The Team Lead, Maintenance at Fitzrovia is a senior, hands-on leadership role responsible for driving the day-to-day execution of building maintenance operations across our luxury apartment communities. This position requires strong technical expertise, team leadership, and a practical, solutions-oriented approach to ensure building systems operate efficiently, safely, and in compliance with all regulatory requirements. The Team Lead, Maintenance works directly alongside the maintenance team, coordinating vendors, managing day-to-day operational priorities, and collaborating closely with the Capital Projects team on preventive maintenance and larger-scale initiatives. The salary range for this position is $70,000 to $75,000, based on skills and experience. Requirements

  • High school diploma or equivalent required; trade certification or technical training considered an asset.
  • 3+ years of experience in residential building maintenance or facilities operations.
  • Demonstrated ability to lead by example and work hands-on alongside a maintenance team.
  • Advanced knowledge of HVAC, plumbing, electrical systems, and general construction, with a background in construction, HVAC, and plumbing highly preferred
  • Strong understanding of the Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act, and other relevant legislation, including “Confined Space” entry procedures and associated testing equipment
  • Experience using computerized maintenance management systems (CMMS).
  • Strong organizational, time management, and communication skills.
  • Ability to prioritize tasks and adapt to changing operational demands.
  • Computer literacy, including proficiency in MS Office and other relevant software
  • Flexibility to work any shift, Sunday-Saturday, to support the company’s operational needs

Responsibilities

  • Lead and support the maintenance team in the execution of daily work orders, preventive maintenance, and building repairs, while stepping in hands-on as required to meet operational and business needs.
  • Assign, prioritize, and monitor work orders to ensure timely completion in alignment with safety standards, building codes, and company policies.
  • Provide on-the-job coaching, technical guidance, and support to maintenance staff.
  • Oversee the intake, scheduling, documentation, and closeout of work orders through the CMMS system.
  • Support suite turns and market-ready preparation, including inspections, repairs, and coordination of turnover activities.
  • Identify recurring issues and operational inefficiencies, recommending practical improvements.
  • Support the planning, execution, and documentation of preventive maintenance programs for all major building systems (HVAC, mechanical, electrical, plumbing, and life safety).
  • Assist with inspections, testing, and regulatory compliance, escalating system or capital-related concerns as required.
  • Coordinate vendors and contractors for maintenance services and minor repairs, including scheduling, site access, scope clarification, and verification of completed work.
  • Ensure all vendor work aligns with Fitzrovia standards, timelines, and cost expectations.
  • Maintain accurate maintenance records, PM plans, and documentation within Yardi/MIQ and related systems.
  • Track recurring issues, warranties, and follow-up actions, and support procurement of materials and tools.
  • Deliver professional, responsive service to residents and internal stakeholders, supporting clear communication around maintenance activities and upholding Fitzrovia’s hospitality standards.
  • The Maintenance Supervisor is expected to be available for on-call duties as scheduled. This includes responding to emergency maintenance requests outside of regular working hours to ensure building and resident safety and comfort.
