About The Position

Based out of Kurv’s Miami office, the Senior Vice President, Development is responsible for leading all entitlement, development, and construction activities for Kurv’s ground-up industrial development projects throughout the Southeast region, with a primary focus on South Florida. This role oversees the full development lifecycle, including land acquisition support, due diligence, entitlements, financing coordination, construction execution, and project delivery. The SVP will work closely with the Regional Partner to drive regional strategy, lead development initiatives, and manage a high-performing team. Highly collaborative and market-facing, the SVP will maintain strong relationships with municipal officials, tenants, contractors, consultants, and capital partners while ensuring projects are delivered on time and within budget.

Requirements

  • Bachelor’s degree in Real Estate, Development, Business, Finance, Architecture, Engineering, or a related field; or MBA in Business and Finance combined with extensive development experience
  • Minimum 12+ years of commercial real estate experience, with at least 10+ years focused on development and redevelopment projects, preferably within industrial real estate
  • Demonstrated track record of successfully delivering complex development projects from concept through completion
  • Prior leadership experience with responsibility for team management, project execution, and business development
  • Experience interfacing with municipal authorities, planning commissions, and regulatory agencies
  • Deep expertise in entitlement processes, development execution, and construction management
  • Strong financial acumen, including budgeting, underwriting, and project cost management
  • Ability to identify, assess, and mitigate development and construction risks
  • Strong negotiation, communication, and presentation skills

Responsibilities

  • Evaluate site feasibility, conceptual planning, and alignment with Kurv’s development strategy
  • Lead and oversee all due diligence activities, including coordination of zoning analysis, geotechnical studies, environmental surveys (Phase I/II), wetlands/habitat assessments, traffic studies, and related reports
  • Coordinate environmental remediation strategies, including cost estimation and a pathway to regulatory close-out
  • Develop preliminary development budgets, schedules, and entitlement timelines to support acquisition underwriting and investment committee materials
  • Determine permitting requirements, anticipated approval timelines, and associated costs
  • Identify and quantify project risks during physical due diligence and develop mitigation strategies
  • Lead entitlement strategy and execution, including management of third-party consultants (planning, zoning, land use, traffic, environmental)
  • Coordinate closely with municipalities and governing agencies including representing Kurv in public hearings, zoning boards, and municipal meetings
  • Expedite approvals and maintain strong working relationships with local jurisdictions and utility providers
  • Oversee project planning, including site design and building programming in collaboration with architects and consultants
  • Develop and manage comprehensive project schedules across all phases of development
  • Lead contractor procurement, bidding, pricing analysis, and contract negotiation
  • Finalize project budgets, construction costs, and development schedules
  • Partner with capital markets, lenders, and equity partners to support project financing activities
  • Provide executive oversight of construction activities
  • Monitor project execution to ensure adherence to budgets, schedules, and quality standards
  • Review contractor pay applications, cost reports, and oversee project financials
  • Coordinate with lenders, inspectors, and internal teams to facilitate draw processes and project funding
  • Maintain strong governmental agency relationships throughout construction and project closeout
  • Partner with the Regional Partner to execute the regional development strategy and drive growth
  • Lead and mentor development team members, fostering a high-performance, collaborative culture
  • Build and maintain relationships with key external stakeholders, including tenants, brokers, consultants, contractors, and government officials
  • Represent Kurv in the market through industry events, community engagement, and public forums
