About The Position

Responsible for ensuring that Custodians and Lead Workers perform cleaning and building services according to contract specifications and company directives. Supervises cleaning and floor care services operations and logistics; interacts as a company representative between crew leaders and customers; ensures contract tasks are completed to standards; enforces quality plans and practices within the operational teams. Position requires strong leadership, management, and interpersonal skills with clear compassion and respect for employees and persons with disabilities.

Requirements

  • Reads, writes, and speaks (communicate and relate information) English
  • Valid driver’s license from state of residence and ability to drive, if applicable for site
  • License must have been valid for at least 3 years
  • Acceptable driving record as determined by Agency’s insurance carrier and by Chimes DC policies and procedures
  • If driving 15 passenger van, must be at least 25 years old
  • High School diploma or equivalent preferred
  • Valid CPR/FR certification preferred
  • Knowledge of IWatch Government requirements
  • Knowledge of green cleaning principles and CIMS certification requirements
  • Knowledge of electronic tracking systems such as MAXIMO, SAMS, TAMS, JAMS
  • Knowledge of regulatory standards, hospital standards, and facility management
  • Knowledge of HAZMAT/ Environmental requirements
  • Knowledge of vehicle maintenance procedures and insurance claims procedures
  • Knowledge about regulations for OSHA, SDS, Fire and Safety, Hazard Communications, and Blood-borne Pathogens
  • One (1) to Three (3) years experience within the past four (4) years in directing cleaning type operations for buildings of the approximate size of the building(s) to be cleaned under this contract
  • Demonstrated ability and knowledge of custodial service operation supervision as well as relevant equipment and chemicals and their applications
  • Demonstrated advance skills, knowledge, and abilities with Analytical Spreadsheets to include Formulas, Percentages, Workbooks, and Statistics for Corporate/Executive Level Presentations and USG future negotiation efforts

Responsibilities

  • Complies with all Agency policies and procedures and follows contract specifications
  • Keeps up with contract changes, modifications, and provisions
  • Reads, writes, and speaks (communicate and relate information) English
  • Supervises daily operational performance to comply with contract Terms and Conditions, Performance Work Statement, Frequency of Services, and all special projects required or requested under Inventory Building and Services
  • Reviews and analyzes Daily/Weekly Workload Schedule (D/WWS) for accuracy, coordination, and synchronization of requirements by Technical Exhibit (TE)
  • Reviews and maintains accurate Daily Workload Schedules of contractual services completes/not completed reports
  • Maintains daily electronic records of the Non-Completed Services and records reason for non-contractual compliance by TE in coordination with site management
  • Supervises operation daily plans to meet all contractual requirements and internal daily capabilities
  • Supports site management in accomplishing all daily custodial activities, periodic custodial activities, and special projects
  • Reviews internal calendars on a monthly basis for operational synchronization, time management analysis, and statistical studies to continue operational productivity and performance improvements
  • Maintains and reports Daily and Weekly Performance and Productivity on advanced Excel Spreadsheets of the SQFT completed and not completed by workday
  • In coordination with site management, reviews the daily operation reports required by Ft. Bragg Dept of Public Works (DPW) for accuracy and validation
  • Assists with any staffing coordination, synchronization, or challenges that can affect the operational performance in case of APM or PM absences
  • Assists with the supervision of team performance levels and capabilities to adequately conduct the contractual operational requirements by day per team
  • Assists management to ensure operational and logistics supply capabilities are appropriate to meet contract requirements
  • Presents ideas and recommendations to management based on contract needs
  • Maintains effective, efficient, and positive relationships with coworkers, customers, and government staff
  • Ensures customer satisfaction with contractual requirements
  • Trains employees in proper cleaning procedures
  • Acts as mentor to newly hired custodians
  • Promptly answers/responds to all calls or messages from APM, PM, or representatives
  • Ensures all work follows Chimes DC Quality Control Program and OSHA guidelines
  • Maintains daily time and attendance records for assigned staff
  • Verifies acceptability of leave requests and return to work documentation
  • Ensures compliance with dress code and personal hygiene standards for self and staff
  • Ensures compliance with safety and security procedures for self and staff
  • Assists in keeping and accounting for SDS book current and chemical list updated
  • Completes paperwork and reports according to established guidelines and on time
  • Evaluates, disciplines, supervises, and provides feedback to assigned staff
  • Accounts for supplies and reports needs to management
  • Reports malfunctioning fixtures and necessary building repairs to management
  • Ensures accountability, care and maintenance of property, chemicals and equipment
  • Passes and complies with CPR/First Aid training and OSHA training
  • Attends meetings and training programs and relates information to employees
  • Attends work regularly and remains on site for scheduled shift
  • Passes and complies with all building and security requirements and procedures
  • Assists with completion of new hire paperwork
  • Acts as APM in absence of the APM if required
  • Works with outside agency staff and job coaches to aid Chimes employees
  • Performs other duties, tasks, and special projects as required
