This position supervises electrical, plumbing, appliance, and low voltage department personnel and performs associated work as needed. The role involves developing and implementing new employee orientation, and supervising the installation, maintenance, and repair of all low voltage, electrical, plumbing, and appliance equipment. The supervisor must be able to read and interpret electrical and plumbing plans, specifications, and operational criteria. A key responsibility is developing, implementing, supervising, and monitoring the District’s Preventive Maintenance Program for all related systems and equipment. The role requires maintaining effective communications with building administrators to discuss schedules, problems, coordination for repairs and service, and other related information. The supervisor must observe and enforce federal, state, and local laws and codes, as well as regulations governing the MEP industry, ensuring all equipment is maintained in a safe working condition with all associated safeties operational. This includes coordinating and expediting the ordering of materials, tools, and equipment, and scheduling preventive and corrective maintenance work efficiently. The supervisor is responsible for meeting required deadlines, quality standards, and employee morale. They will develop and implement training programs for MEP department personnel in safety, MSDS awareness, preventive maintenance, and equipment repair. The role requires understanding and applying all written and oral instructions, taking necessary action to correct and immediately report any condition that could cause illness or injury, and supervising and inspecting all work done by outside contractors. The supervisor makes authoritative recommendations concerning hiring, advancement, discipline, and discharge of employees, and maintains departmental logs and records in an organized manner. Daily monitoring of time cards and work orders, and maintaining an adequate inventory of MEP supplies are also required. The position involves working in coordination with other divisions/trades, attending construction and coordination meetings, and reviewing electrical/plumbing construction projects with architects and engineers to plan equipment replacements. Reviewing equipment submittals for specification compliance, performing field construction observation reports, observing changes in weather and environment to coordinate safety precautions, and being available to work different schedules or shifts, including after-hour demands and 24-hour call-out responsibility are essential. The role includes preparing and arranging for the purchase of contracted services and assisting in preparing the Maintenance budget. Regular and reliable attendance is an essential job function, and other duties as assigned will be performed.
