About The Position

Working and Assisting Construction Manager on the following; Planning, organizing, and managing the flow/logistics of subcontractors and materials to construct homes. Deliver completed homes–on schedule, meeting or exceeding safety and quality standards and budget guidelines with minimumVariance Purchase Orders (VPO’s). Ensure all warranty work is being handled effectively by responsible subs and suppliers. Manage, motivate, challenge, and train each assigned employee, if any. The success of each subordinate employee is a direct reflection of the Superintendent’s managerial skills and leadership abilities. Superintendents are expected to exercise discretion and independent judgment in making most day-to-day decisions (in accordance with the broad guidelines included in the Superintendent Manual) impacting all aspects of the construction process at their assigned community.

Requirements

Thoroughly study the site plan and specifications for the site assigned.
Make any recommendations for changes to the CM.
Estimate material and labor needed for the construction process, in cooperation with Construction Manager, Purchasing Manager and others.
Assist CM to organize builder’s workforce and assign work to different crews.
Work with CM to establish workflow and critical path analysis for each home.
Ensure schedule is followed and homes are ahead of schedule.
Ensure all finishes meet and exceed Alaris Home expectations and high standards.
Ensure all subs and suppliers are held accountable for quality work and materials.
All defective work and work not acceptable should be addressed asap.
Stay up-to-date on the basic concepts and methods used by subcontractors, including plumbing, electrical and HVAC including local interpretations of the Building Code.
Lead, coordinate, direct and schedule the work of subcontractors.
Perform tasks as needed and required.
Motivate subordinates ,subcontractors and others to top performance.
Adhere to all guidelines established in the Superintendent Manual.
Ensure that all staff assigned is familiar and adhere to the Superintendent Manual’s policies.
Check vendors’ Purchase Orders and authorize payments of subcontractors and material suppliers by the accounting department only after assuring the following: - The PO is received on time for the next pay period. - The work stated in the PO is 100% complete at the time that PO are due for the next pay period. Do not accept an PO for work not completed in hopes that the sub will complete prior to the PO turn-in item; this gives a false sense to the sub that he will receive payment on the next payment date. - Ensure that all PO match the Accounting policy standards. - Do not accept copies of PO’s .
Instruct and train employees, subcontractors, and others in company’s accounting procedures.
Lead fellow employees by example
Work with CM to establish and enforce safety measures by being familiar with OSHA standards and regulations.
Notify Construction Manager & safety consultant immediately if an OSHA person shows up to site for any inspections .
Perform weekly safety meetings with staff and subs and document attendance and material covered.
If an injury occurs, notify CM immediately and fill out an incident report and turn into the CM within 24 hours.
Work with CM to order, inspect and verify quantity and quality of all materials and supplies.
Any VPO’s must have the advance approval of the CM and President.
Solve problems within assigned authority and when necessary, work with other employees to accomplish needed tasks.
Give notice to subcontractors and material suppliers far enough in advance to assure materials are delivered and subcontractors arrive on schedule.
Make sure files are kept in orderly and updated status.
Secure all building materials to ensure that none are lost to theft.
If theft of equipment or materials occurs, obtain a police report and fill out an incident report and forward to the CM within 24 hours.
Secure all company equipment and tools including construction office materials to prevent theft and vandalism.
Ensure that company equipment is serviced in accordance with the manufacturer’s recommended guidelines.
Ensure homes under construction and inventory homes are secure at the end of each day.
Ensure project grounds are always kept in clean and orderly appearance .
Maintain a high degree of integrity and loyalty toward the company and the builder.
Maintain a good operating relationship with subcontractors, employees, material suppliers, inspectors, management, company personnel and the general public .
Determine alternate work assignments during inclement weather.
Work with Sales Department on Buyer meetings and final walk- thru’s and Home Demonstrations.
Work with Customer Service Manager and perform warranty visits and repairs as needed and scheduled.
Work with Construction Manager, as requested, on mowing and weed eating various areas that may be controlled by Alaris Homes or other Carroll Company properties.
Accomplish any other Alaris Homes tasks as required by the company president or vice president.
