About The Position

The Superintendent will be responsible for maintaining the overall operation of the buildings to include building maintenance, internal and external, ensuring that the buildings maintain proper operating certifications as required by codes and compliance with all Federal, State and City property regulations. Super will be responsible for working closely with facility maintenance staff.

Requirements

HS diploma or equivalent required.
S-95: NYC Certificate of Fitness Fire Alarm Systems – Must be obtained within (6) months of hire.
Operations, services, and activities of a building maintenance and repair program. materials, methods, terminology, equipment and tools used in the maintenance, repair systems including those used in performing rough and finished carpentry, plumbing, heating, electrical, mechanical, and painting work.
Principles and practices of safety management.
Basic computer skills including Microsoft Office products Outlook, Excel, Word
Demonstrative initiative and follow through
Ability to prioritize tasks and work independently
Knowledge of heating and water systems in buildings.
Experience in all following fields: carpentry, electrical, plumbing, masonry, and painting.
Working knowledge of equipment installation and repair, including HVAC systems.
Ability to operate and maintain appropriate machines such as floor buffers, trash compactors, snow blowers, etc.
Communicate clearly and concisely, both orally and in writing.
Establish and maintain effective working relationships with those contacted in the course of work.
The superintendent is accountable for thoroughly understanding and overseeing all aspects of both the internal and external components of the building.
Current Unexpired Driver’s License with clean driving record required.

Responsibilities

Oversee the day-to-day operations of the building and overall maintenance department.
Evaluates systems or facilities to determine maintenance or repairs that need to be performed.
Assesses building systems to plan work assignments and project schedules.
Develops maintenance procedures and schedules.
Ensures maintenance and repair work is completed correctly and in a timely manner.
Ensure work orders are addressed based on priority and are completed and signed off in a timely and satisfactory manner.
Plan, prioritize, assign, and participate in the work assigned to maintenance technician.
Identify resource needs; review needs with appropriate management staff.
Monitor and control supplies and equipment; order supplies and tools as necessary; prepare documents for supplies or equipment procurement. Including unit appliances and furnishings.
Provide training in facility maintenance and safety methods, procedures, and techniques to maintenance technicians.
Responsible for keeping binder logs for preventative maintenance, safety inspections, building inspections, and vendor delivery receipts. As well as equipment and supplies inventory.
Coordinate with contractors in providing contract services.
Develop cost estimates for supplies and equipment using a 3-bid quote request.
Develop and recommend systems and procedures related to assigned operations.
Attend and participate in professional group meetings; maintain awareness of new trends and developments in the field of facility maintenance; incorporate new developments as appropriate into program.
Responsible for answering maintenance inquiries and providing updates to tenants regarding work orders and maintenance complaints and implementing corrective action as necessary to resolve in a timely and satisfactory manner.
Escort exterminator, service providers and inspectors.
Responsible for the upkeep including preventative, repair of the building, and grounds.
Responsible for ensuring maintenance repairs of building and tenant units are performed in a timely and satisfactory manner.
Responsible for the timely turnover of apartments with the assistance of maintenance technicians (10 days), including clean out and completeness.
Responsible for or overseeing that properties and units meet appropriate regulations passing all (HPD) Housing Quality inspections and contractual inspections.
Maintains inspection logs for all building systems, including, but not limited to sprinkler systems, fire extinguishers, fire safety logs, carbon monoxide detectors, battery replacements, and boilers.
Develop and maintain preventative maintenance schedule of facility and grounds
Coordinate with the maintenance technician to ensure facility is well-maintained on a daily basis in accordance with good housekeeping and maintenance practices, safety, and prevention of potential hazards.
Maintains aesthetic appearance of building, painting interior and exterior
Prepare reports as necessary to submit to the Property Manager including but not limited to facilities update.
Responsible for attending hearings as needed for any violations in the building.
Responsible for obtaining supporting documentation to cure any violation.
Ensure that all mechanical infrastructure systems, plumbing, heating, electric, ventilation, HVAC are well maintained
Maintenance of fire safety log/ and building inspections.
Work with outside agencies such as the Fire Department of New York (FDNY), Department of Health (DOH), Department of Buildings (DOB), and Housing Preservation and Development (HPD). Human Resources Administration (HRA), Office of Temporary Disability assistance (OTDA), to ensure compliance with all local, state and federal regulations related to facilities and grounds.
Work with management to ensure the agency's goals and objectives are met.
Attend classes and training such as boiler maintenance, electrical repair, fire safety, etc. in order to adequately address the maintenance needs of buildings and to increase knowledge of building systems.
Maintain positive, respectful relationships with staff and consumers.
Perform required monthly evacuations (fire drills) according to regulation and policy.
Be on-call for emergency calls including, but not limited to, repairs, lockouts, urgent repairs (i.e. leaks)
