Position Objective The Residential Superintendent is responsible for managing the day-to-day execution of residential construction in the field, maintaining schedule, quality, and budget while delivering an exceptional homeowner experience. Serving as the primary point of contact for homeowners and designers, this role partners closely with the Project Manager to resolve issues, monitor quality, coordinate design decisions, and ensure the successful completion of all subcontractor work. The Superintendent also enforces safety guidelines, maintains project momentum, and aligns field operations with homeowner expectations. This role requires adaptability, strong problem-solving, and the interpersonal skills to manage complex relationships while keeping projects on track.

Requirements

  • Minimum (2) years of field supervision experience in residential construction; custom home or high-end residential experience strongly preferred
  • Bachelor’s degree in construction management, construction science, or extenstive experience in residential construction
  • Intermediate knowledge of project management, scheduling software, and Microsoft Office products
  • Must be proficient in reading and understanding residential plans, specifications, drawings, and project schedules
  • OSHA-10, OSHA-30, and First-Aid/CPR certifications are preferred; OSHA-10 is required within 30 days of employment
  • Valid driver’s license is required
  • Demonstrates strong, innovative problem-solving and analytical skills to make sound, real-time design coordination decisions in collaboration with homeowners and the project team
  • Strong ability to prioritize and develop work schedules that incorporate multiple trade groups
  • Maintains composure, professionalism, and objectivity in difficult situations and effectively resolves conflicts without escalating tension
  • Demonstrates confidence in identifying construction productivity issues and taking action before the project is negatively impacted
  • Demonstrates exceptional interpersonal and communication skills to build genuine rapport with homeowners, subcontractors, designers, and internal teams
  • Demonstrates the ability to manage sensitive homeowner relationships with professionalism and empathy while influencing others and working effectively under pressure
  • Demonstrates a strong knowledge of materials and resource allocation, construction tools, and execution according to plan specifications
  • Uses technology to support project success and enhance the homeowner experience

Responsibilities

  • Have a thorough understanding of all construction documents, including residential plans, specifications, and finish schedules
  • Review, coordinate, and understand submittals and shop drawings; collaborate with homeowners and designers on finish selections and field-level design decisions as they arise
  • Work with Project Manager to develop, update, and maintain the project schedule and three-week look-ahead schedules
  • Schedule, coordinate, and sequence all material deliveries, subcontractors, and vendors for efficient and safe project execution
  • Schedule, coordinate, and manage pre-installation meetings, permits, testing, and inspections
  • Coordinate, review, and inspect installed work to ensure compliance with construction documents and homeowner expectations
  • Resolve and diffuse issues quickly and effectively; identify creative, outside-the-box solutions when standard approaches are not feasible in a residential setting
  • Supervise completion of punch lists and final project close-out, ensuring the homeowner is fully satisfied with the finished product
  • Produce and retain field reports and documentation (project schedules, cost reports, delay reports, work logs, and as-built documents)
  • Serve as the primary on-site point of contact for homeowners; communicate proactively, transparently, and professionally throughout the construction process to build trust and manage expectations
  • Participate in homeowner meetings to report project progress, address concerns, and resolve outstanding production issues
  • Assist in facilitating weekly job site meetings
  • Understand the project budget and work with the Project Manager to manage cost; promptly communicate homeowner-driven scope changes and their impacts
  • Utilize required technology and computer software provided by Centric
  • Ensure all field personnel are working in compliance with OSHA and Centric safety requirements
