Requirements

  • High school diploma or GED with a minimum of 10+ years of facilities maintenance experience.
  • Applicants selected will be subject to a government security investigation and must meet eligibility requirements, including U.S. Citizenship, for access to classified information; ability to obtain & maintain HSPD & Secret, preferred HSPD-12 & Secret Active.
  • Demonstrated experience in the operation, monitoring, maintenance, and troubleshooting of central utility plant and institutional mechanical systems supporting mission critical, government, commercial high-rise, healthcare, laboratory, industrial, campus, or other complex facilities environments.
  • Strong problem-solving skills.
  • Excellent communication abilities, both written and verbal.
  • Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications.
  • Ability to lift, carry, and move objects weighing up to 50 pounds on a regular basis.
  • Demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials.
  • Relocate a 12-foot stepladder without assistance.
  • Work at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Walk, climb, lift, squat, crawl, kneel, push, pull and reach overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing there is a problem.
  • Apply general rules to specific problems to produce answers that make sense.
  • Combine pieces of information to form general rules or conclusions (including finding a relationship among seemingly unrelated events).

  • Manufacturer chiller training/certification (Trane, Johnson Controls/York, Carrier, Daikin, etc.)
  • BAS/DDC platform training (Schneider Electric, Niagara, Honeywell, Siemens, Johnson Controls Metasys, etc.)
  • Boiler combustion or burner management training
  • NETA/NFPA/ASME-related operational familiarity
  • Industrial or institutional mechanical systems training

Responsibilities

  • Safely operate, maintain, and monitor boilers, HVAC systems, refrigeration units, and other stationary equipment.
  • Experienced in maintenance and repairs on Commercial-Industrial building equipment to include but not limited to chillers =/+500 tons, boilers, pumps, control systems, air handlers, cooling towers, heat exchangers, VAV's and VFD's.
  • Demonstrate practical knowledge of Chiller Plant Operations.
  • Demonstrate the ability to read and understand blueprints, schematics, and specifications.
  • Demonstrate practical knowledge of building air systems.
  • Respond to service calls of the gas-fired boilers, Chillers, AHU, fire pumps, generators, UPS, ATS, BAS, and Fire Alarm operations.
  • Determine the problem, identify the cause, and implement a solution to address issues.
  • Complete required documentation utilizing the site CMMS system.
  • Observe and interpret readings on gauges, meters, and charts which register various aspects of the system’s operation.
  • Adjust controls to ensure the safe and efficient operation of the system and to meet the demands for the service provided.
  • Record logs for various aspects of the system’s operation.
  • Maintain equipment of the system in good working order.
  • Perform all preventive maintenance work in accordance with site specific approved job plans and applicable company standards.
  • Diagnose malfunctioning systems and components, identifying root causes and implementing effective solutions.
  • Maintain detailed records of all inspections, maintenance activities, repairs, and replacements.
  • Ensure all operations are logged and documented in compliance with organizational standards.
  • Ensure operations adhere to all local, state, and federal regulations and standards related to stationary equipment operations.
  • Coordinate with other maintenance, operations, and engineering teams to ensure seamless operation and timely resolution of issues.
  • Relay questions, progress, information requirements, and discrepancies in system and other issues impacting the operation of the building, its equipment and the comfort of occupants.
  • Initiate follow up action if required in a timely manner.
  • Act as a first responder during any stationary equipment emergencies, implementing safety procedures and addressing issues promptly.
  • Stay updated with the latest trends, equipment, and best practices in the field, attending workshops and training as necessary.
