About The Position

Temple University’s Health Sciences Campus is searching for a Stationary Engineer II. This role is responsible for the safe and efficient operation of various mechanical and building systems, including heating, ventilating, and air conditioning (HVAC), compressed air systems, vacuum systems, and fire alarm and protection systems. The Stationary Engineer ensures occupant comfort and adequate services to assigned campus buildings by monitoring mechanical equipment, starting/stopping/operating equipment as needed, and utilizing the Building Automation System. Responsibilities include accurately recording operating parameters, performing routine mechanical and electrical maintenance and repair, and troubleshooting systems. The position requires a valid City of Philadelphia Engineer Grade A License or eligibility to obtain one within 120 days of employment.

Requirements

Graduate of a Vocational/technical school (2-year program) specializing in HVAC, an accredited apprenticeship program in HVAC (4–5-year program), or equivalent trade-specific military school(s) or equivalent corporate training program.
At least three (3) years of experience operating and maintaining HVAC and other building services in an industrial or educational campus environment.
Experience performing maintenance and repair of various types of mechanical and electrical equipment.
Experience utilizing a Building Automation System to operate various mechanical and building systems.
Must have a valid City of Philadelphia Engineer Grade A License or be eligible and successfully obtain a City of Philadelphia Engineer Grade A License within the first 120 days of employment.
Must be able to perform tasks that require lifting, climbing, working at heights, and bending.
Must possess adequate manual dexterity to utilize hand and power tools effectively.
Familiarity with Federal, State, and local laws and regulations about equipment operation and repair.
Knowledge of equipment to minimize the time required to diagnose problems and declare corrective action.
Knowledge of tools, hoisting, rigging, and equipment necessary to isolate, remove, repair, replace, and safely startup.
Knowledge of preventative maintenance procedures to minimize repairs and reduce outages.
Capable of assembling a complete list of parts necessary to facilitate repairs or installations.
Ability to evaluate the thoroughness/quality of vendor-repaired equipment and their use of parts.
Trouble-shooting equipment and systems and coordinating with other trades, such as electricians and instrument tech, etc.
Perform tests to measure air velocity, air temperature, line temperatures, pressures, etc.
Ability to utilize expert knowledge of the operation and maintenance of mechanical systems in conjunction with a fundamental understanding of engineering principles involved to anticipate operational issues, troubleshoot problems that arise and take any corrective actions necessary to ensure the safe, efficient, and reliable operation of the various building mechanical systems.
Ability to read and understand equipment maintenance and repair manuals, mechanical system design drawings, diagrams, and other documentation as required to operate and maintain various building mechanical systems.
Possess the basic mechanical and electrical skills necessary to perform routine maintenance tasks.
Possess excellent written and verbal communication skills essential to communicating effectively with all members of the Temple community (customers and supervision).
Knowledge of safe work practices (including PPE requirements for work assignments), applicable building codes, and government regulations including, but not limited to, NEC, OSHA, and NFPA70E.
Ability to utilize personal computers & software (Microsoft Windows, Microsoft Office applications, etc.) for routine daily tasks (reports, business communications, etc.) and to operate the Building Automation System.
Must have a valid motor vehicle driver’s license.

Responsibilities

Responsible for the safe and efficient operation of the various mechanical and building systems (heating, ventilating, and air conditioning [HVAC], compressed air systems, vacuum systems, fire alarm, and protection systems, etc.)
Ensuring occupant comfort and adequate services to the assigned campus buildings
Monitoring the operation of various mechanical equipment regularly
Starting, stopping, operating, and/or dispatching the appropriate mechanical equipment necessary to maintain occupant comfort and adequate building services
Monitoring and accurately recording various mechanical equipment operating parameters (pressure, temperature, flow, etc.) and meter readings regularly
Performing the routine mechanical and electrical work necessary to maintain the various mechanical systems in working order
Starting, stopping, operating, and monitoring the various mechanical systems in the assigned buildings by utilizing the Building Automation System
Perform other job-related duties as assigned
