This position operates all campus heating, ventilation, and air conditioning (HVAC) equipment, including boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps, and systems. The Stationary Engineer I maintains accurate records and reports on equipment startup, failures, problems, and work progress using logbooks and a computerized maintenance management system (CMMS). This role requires basic skills in utilizing the Building Automation System (BAS) for monitoring and controlling HVAC equipment, responding to alarms promptly, and performing preventive maintenance on HVAC and other equipment. The engineer will troubleshoot HVAC equipment issues, determine root causes, and execute repairs or installations with minimal impact on hospital operations and patient care. They will also respond to building occupant complaints professionally, take corrective action, and keep requesters informed of progress. The role involves maintaining daily logs, preventive maintenance records, and equipment repair files to comply with regulatory requirements. Additionally, the Stationary Engineer I performs routine general maintenance, including painting, plumbing, carpentry, equipment testing and repair, ventilation, lighting, electrical, groundskeeping, and snow removal. They will also perform repairs on a variety of facility systems such as mechanical, electrical, and other critical systems with guidance and supervision, and respond to service calls, work orders, and preventative maintenance tasks to ensure a safe and efficient environment. Reading blueprints and maintenance manuals is also part of the responsibilities.
