About The Position

Acree Brothers Realty Team is seeking a Staff Accountant to support day-to-day accounting across their real estate operations and rental property portfolio. This is the first dedicated accounting hire for the team, which has grown to almost 20 members. The role involves transactional and detail-driven work, including accounts payable, accounts receivable, bank and tenant ledger reconciliation, and general ledger maintenance across multiple legal entities. As this is a new position, there is an opportunity to build processes, document procedures, tighten the close, and establish record-keeping standards. The role is designed for someone early in their accounting career who desires breadth across commission-based real estate practices and rental operations. As accuracy and ownership are demonstrated, the scope will expand to include month-end close ownership, financial reporting, and analysis.

Requirements

  • A degree in Accounting or Finance, an accounting certificate, completed coursework, or documented full-cycle bookkeeping experience
  • 0–3 years of accounting or bookkeeping experience. New graduates and career changers with relevant coursework are encouraged to apply
  • Working proficiency in Excel, including formulas, sorting and filtering, and pivot tables
  • Demonstrated accuracy with numerical detail and the discipline to reconcile to zero rather than to close enough
  • Ability to maintain separate, accurate records across multiple legal entities and meet recurring deadlines
  • Ability to explain financial information clearly to people without a financial background
  • Willingness to undergo a background check and be covered by a fidelity bond
  • Authorization to work in the United States

Nice To Haves

  • Experience with QuickBooks, or with property management accounting software such as AppFolio, Buildium, Rent Manager, or Yardi
  • Any prior exposure to real estate accounting, including trust or escrow accounting, tenant ledgers, or commission splits
  • Prior responsibility for cash handling, deposits, or reconciliation in any setting
  • Progress toward the CPA exam or CPA eligibility coursework
  • Bookkeeping certification

Responsibilities

  • Process vendor invoices for brokerage operations and property-related expenses including repairs, maintenance, utilities, and turnover costs
  • Code expenses to the correct entity, property, and general ledger account, including distinguishing capitalizable improvements from deductible repairs
  • Process employee and agent expense reimbursements
  • Maintain the vendor master file and collect and retain Form W-9 documentation
  • Record rental income and tenant payments to the correct tenant ledger
  • Track and reconcile tenant balances, partial payments, late fees, and delinquencies
  • Maintain security deposit records in accordance with the Virginia Residential Landlord and Tenant Act and company procedure, including deposit accounting at move-out
  • Process agent commission disbursements according to established split schedules
  • Maintain independent contractor records and support annual Form 1099-NEC preparation and filing
  • Reconcile closing statements to commission received
  • Reconcile all operating bank accounts monthly and prepare reconciliations for Owner review and signature
  • Prepare and post recurring journal entries
  • Assist with month-end close, including account analysis and supporting schedules
  • Maintain organized, audit-ready documentation for all entries
  • Prepare recurring financial reports for Owner review
  • Explain account activity and variances clearly to agents, brokers, and property staff who do not have a financial background
  • Support ad hoc analysis and special projects
