About The Position

The Senior Director, Transaction Management is responsible for leading complex, multi-market real estate transaction programs for enterprise clients. This role provides strategic oversight across portfolio planning, transaction execution, and legal risk management, ensuring all real estate activities align with client objectives, governance standards, and financial targets. The position serves as a senior advisor to client leadership, driving execution excellence while ensuring rigorous review, negotiation, and compliance of real estate legal documentation across the portfolio.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, or related field
  • 10+ years of experience in commercial real estate transaction management, corporate real estate, or advisory services
  • Demonstrated experience managing complex, multi-market transaction programs and large-scale portfolios
  • Strong expertise in commercial real estate legal documentation, including lease negotiation, contract structures, and compliance requirements
  • Proven ability to lead negotiations and deliver favorable transaction outcomes
  • Advanced financial analysis and modeling capabilities
  • Experience working cross-functionally with legal, finance, and operational stakeholders
  • Strong leadership and team management experience

Responsibilities

  • Serve as a senior point of contact for client stakeholders, providing strategic guidance on portfolio decisions and transaction execution
  • Lead client presentations, business reviews, and executive communications
  • Partner with client real estate, legal, and finance teams to align transaction strategies with business objectives
  • Drive client satisfaction through consistent delivery of high-quality, insight-driven outputs
  • Oversee the execution of complex transactions, including acquisitions, dispositions, renewals, and restructures across multiple markets and asset types
  • Provide strategic direction to brokerage teams and internal stakeholders throughout the transaction lifecycle
  • Lead negotiations to achieve optimal commercial, operational, and risk outcomes for the client
  • Ensure transactions are delivered consistently and in alignment with global standards and program governance
  • Lead and oversee the comprehensive legal review of all real estate transaction documents, including leases, amendments, renewals, SNDAs, estoppels, and related agreements
  • Partner closely with client legal teams to ensure alignment on contract terms, risk allocation, and compliance requirements
  • Identify, evaluate, and mitigate legal and commercial risks associated with transaction structures, lease terms, and portfolio exposure
  • Establish and enforce standards for document review, negotiation playbooks, and contract governance across the transaction program
  • Ensure all transaction documentation is consistent, audit-ready, and aligned with internal and client compliance frameworks
  • Provide guidance and oversight on complex lease language, including financial structures, termination provisions, expansion rights, and operational clauses
  • Lead development of portfolio strategies, including optimization, expansion, and cost reduction initiatives
  • Identify opportunities to improve portfolio performance through proactive transaction planning and execution
  • Support business case development, including financial modeling and scenario analysis
  • Provide strategic insight into market conditions, portfolio risk factors, and capital planning decisions
  • Oversee portfolio-level reporting, ensuring accurate tracking of transactions, financials, and key milestones
  • Establish standardized reporting frameworks, dashboards, and templates
  • Ensure integrity and accuracy of portfolio data across all reporting systems
  • Drive transparency around pipeline status, risks, and decision points for client leadership
  • Lead, coach, and mentor transaction management team members, fostering a high-performance environment
  • Establish clear roles, responsibilities, and accountability across transaction teams
  • Support talent development, succession planning, and performance management
  • Promote collaboration across brokerage, legal, finance, and project delivery teams
  • Identify and implement process improvements to enhance transaction efficiency, reporting accuracy, and client outcomes
  • Drive adoption of technology, analytics, and automation tools across the transaction program
  • Maintain and evolve process documentation, playbooks, and best practices
  • Lead continuous improvement initiatives informed by transaction outcomes and client feedback
