About The Position

Creation Equity is a private equity firm focused on commercial real estate, sponsoring and managing investments across office, industrial, retail, and hospitality assets through single-purpose entities (SPEs), joint ventures, and Delaware Statutory Trusts (DSTs). Our portfolio spans multiple states and involves complex multi-entity ownership and capital structures. We are looking for a Senior Tax Accountant to strengthen our tax compliance, planning, and reporting function as the platform continues to scale. The Senior Tax Accountant will own tax compliance and financial reporting across a growing portfolio of real estate partnerships, SPEs, joint ventures, and DSTs. This role works closely with the Controller and property accounting teams, and external tax preparers, ensure accurate, timely federal, state, and local tax filings, and to support entity structuring, partner/member reporting, and audit or examination matters as they arise. This is an excellent opportunity for a detail-oriented tax professional who wants deep exposure to real estate partnership taxation within a fast-moving private equity environment.

Requirements

  • Bachelor's degree in accounting, Finance, or related field required; CPA strongly preferred.
  • 5+ years of progressive tax experience, with significant exposure to real estate partnership taxation; public accounting experience (Big 4 or national/regional firm) a plus.
  • Experience with multi-entity structures such as SPEs, joint ventures, and DSTs, and an understanding of the tax treatment differences among them.
  • Familiarity with multi-state tax compliance and franchise tax regimes across a geographically diverse portfolio.
  • Strong Excel skills; experience with tax preparation software and Yardi or similar real estate accounting systems preferred.
  • Excellent analytical and organizational skills, with the ability to manage multiple entities and deadlines simultaneously.
  • Clear, precise written communication for technical memos, examiner correspondence, and internal documentation of judgment calls.
  • High degree of integrity and discretion in handling confidential financial and investor information.

Responsibilities

  • Review federal and multi-state income tax filings (Forms 1065, 1120, 1120-S as applicable) for a portfolio of real estate partnerships, SPEs, joint ventures, and DSTs, coordinating with outside tax preparers where used.
  • Prepare and review Schedule K-1 allocations and partner/member capital account roll-forwards, including IRC §704(b) book allocations, targeted capital allocations, and waterfall-driven special allocations.
  • Coordinate real and personal property tax accruals, capitalization schedules, and appeal tracking across the portfolio, distinguishing capitalized versus expensed treatment consistent with ASC 360 and entity-level policy.
  • Support org-chart maintenance for new acquisitions, dispositions, and refinancings, including multi-tier SPE, JV, and DST structures.
  • Manage state and local tax compliance, including sales tax (e.g. AZ Sales tax), franchise tax filings (e.g., Texas Franchise Tax), state apportionment, and multi-state nexus considerations.
  • Serve as a key point of contact for audits, preparing responsive workpapers, reconciliations, and supporting schedules for examiners.
  • Review quarterly and annual tax estimates, safe-harbor calculations, and withholding requirements (including FIRPTA and nonresident withholding, where applicable).
  • Partner with the Controller and property accounting teams on generating timely and accurate financial reporting to external parties, and year-end close coordination.
  • Maintain technical documentation supporting significant tax positions and judgment calls for internal review and audit support.
  • Stay current on federal and state tax law changes affecting real estate partnerships and communicate impacts to the accounting and investment teams.
