About The Position

Under limited supervision, this position will research, review, determine, and analyze Land Title and Ownership ranging in complexity, identify discrepancies, and outline curative responses. The role involves negotiating for the acquisition of easements, fee title, permits, and other land rights. The Sr. Surface Landman will also draft, review, prepare, analyze, interpret, and maintain all land and surface related agreements, amendments, deeds, easements, leases, permits, and licenses to ensure accuracy and compliance. This position will coordinate and accurately prepare Right of Way related cost estimates associated with land and Right of Way project acquisition for Midstream pipeline and compressors. The Sr. Surface Landman will secure required agreements, provide input and participate in the decision-making process of various projects, and partner with various departments on a regular basis to meet operational objectives. This role serves as a liaison between internal departments, developers, cities, counties, etc. and maintains a good relationship with Landowners, the general public, and regulatory agencies. The Sr. Surface Landman will professionally handle all complaints, escalated problems, and inquiries of moderate complexity by the Landowner and general public, arbitrate disputes and resolve challenging grievances that may arise related to business activities. The position effectively negotiates, settles, and resolves encroachments, damage claims, property damage settlements, and loss claims associated with capital projects and day-to-day operations to reduce the cost and risk to the Company and maintain facilities. The Sr. Surface Landman exhibits honesty, integrity, and fairness when interacting with Landowners and the general public. The role follows all health, safety, and environmental (HSE) policies, procedures, and requirements, ensuring personal safety, safety of others, and the safety of the surrounding area. Other duties as assigned.

Requirements

  • High School Diploma or equivalent.
  • At least three (3) years of Land, Land Title, Leasing or related experience.
  • Strong working knowledge of land management principles and contracts, as well as related state and federal rules and regulations.
  • Good understanding of land and legal documents. Able to interpret, research, and examine various contracts and title options.
  • Ability to review and draft advanced lease and agreement language.
  • Working knowledge of Microsoft Office Suite, including Excel, Word, etc. and use/ operation of standard office equipment.
  • Good negotiation skills with demonstrated ability to reach a favorable outcome, and/ or resolve difficult situations.
  • Good conflict management skills, with the ability to operate in a high stress environment in calm and professional demeanor.
  • Ability to plan, analyze, and evaluate data.
  • Ability to speak, listen, and write in a clear, thorough, and timely manner using appropriate and effective communication tools and techniques.
  • Proven ability to establish and maintain positive working relationships with others both internally and externally to achieve the goals of the organization.
  • Able to understand and exhibit ethical behavior and business practices. Ensure own behavior aligns with the values of the Company.
  • Ability to safely operate vehicles, equipment, and tools.
  • Able to recognize and apply safety processes and procedures.
  • Possess valid driver’s license and clean driving record (MVR) that meet Company’s Insurance qualifications to operate Company vehicle.
