About The Position

Schochet is seeking an experienced Senior Property Manager to oversee the day-to-day operations of Fresh Pond Apartments, a 504-unit family apartment community located in Cambridge, MA. The Senior Property Manager is responsible for the overall management and performance of the property, including supervising office and maintenance staff, maintaining strong resident relationships, overseeing financial performance, ensuring regulatory compliance, and maintaining the property to the highest standards.

Requirements

  • 5+ years of multifamily property management experience, preferably managing a property of 250+ units.
  • Strong knowledge and experience with the Section 8 program and affordable housing regulations.
  • COS designation required
  • Demonstrated ability to lead, motivate, and manage a large property management team.
  • Excellent organizational, interpersonal, communication, and problem-solving skills.
  • Strong financial management and budgeting experience.
  • Ability to manage multiple priorities and effectively resolve complex issues in a fast-paced environment.
  • Pre-employment background screening and drug testing are required.

Responsibilities

  • Supervise and lead all property staff in accordance with company policies and procedures.
  • Assist with recruiting and hiring, provide staff training and ongoing performance feedback, and conduct annual performance reviews.
  • Maintain positive and professional relationships with residents, prospective residents, vendors, employees, retail tenants, and the surrounding community.
  • Oversee rent calculations, rent collection, delinquency notices, and legal actions when necessary.
  • Manage subsidy collections and resolve collection-related issues.
  • Prepare and submit required property reports, including timesheets, building inspection reports, vacancy reports, vouchers, recertifications, move-ins, inventory reports, and property/unit inspection reports.
  • Prepare annual operating budgets, monitor financial performance, and complete monthly variance reports to identify and address budget deviations.
  • Manage vendor and contractor relationships, including soliciting bids, negotiating contracts, monitoring performance, and ensuring compliance with insurance, licensing, safety, and company requirements.
  • Address and resolve complex resident concerns, complaints, lease violations, and other escalated issues while maintaining positive resident relations and consistently applying company policies.
  • Oversee building maintenance, preventive maintenance, and corrective work to ensure the property remains safe, compliant, well-maintained, and marketable.
  • Ensure compliance with applicable affordable housing, Section 8, Fair Housing, and other regulatory requirements, including inspections, certifications, recertifications, and required agency reporting.
  • Ensure the property operates efficiently while maintaining a high standard of customer service, resident satisfaction, and regulatory compliance.
