About The Position

Under the supervision of the VP Construction Real Estate Development and as an active member of the Design and Construction team, leads care construction projects from concept through closeout (including acute care projects), often managing multiple concurrent initiatives. Collaborates with clinical leaders, facilities teams, architects, engineers, and contractors to ensure clinical workflow readiness in new or renovated spaces. The Sr Project Manager, Design and Construction serves as a resource to CHNw departments providing technical knowledge and expertise in the requirements of construction management. You will negotiate and manage contracts, while ensuring that all construction documents and required recordkeeping is maintained appropriately.

Requirements

  • High School Diploma or GED (Required)
  • 4 year / bachelor's degree required in construction management, engineering, technology, or architecture. Will accept other bachelor's Degrees with 8 + years of hospital/healthcare project management experience. (Required)
  • In lieu of the above education requirements, a combination of experience and education will be considered.
  • 5+ years: Relevant experience in facilitating building design, building construction, renovation, inspection, and construction of hospital building infrastructure inclusive of electrical distribution, essential electrical systems, HVAC, plumbing, steam systems, chilled water systems, fire alarm, building controls, and other building systems (Required)

Nice To Haves

  • Certified Healthcare Facility Manager (CHFM) or other nationally recognized certification pertaining to Facilities, Certified Healthcare Constructor (CHC) Certified by American Hospital Association, Professional Engineers (PE) Certified by National Society of Professional Engineers (Preferred)
  • 0+ years: Experience as an owners’ project management representative (Preferred)
  • 0+ years: Facilitation of startup and commissioning of building systems as well as energy conservation and decarbonization experience strongly considered. (Preferred)

Responsibilities

  • Recommends and manages capital project budgets and schedules.
  • Develops total capital project cost estimates for budgeting, supporting other team members, and self-managed projects.
  • Ensures invoice accuracy, approves all invoices related to the assigned capital project, and monitors actual costs against budget.
  • Manages total project costs to within 3% of the approved budget unless previously approved.
  • Requests and recommends approval from the Team Leader of General Support Services when costs or schedules deviate from the budget plan.
  • Develops and maintains project schedules based on available internal and external resources.
  • Identifies potential delays and escalates decisions to the project program administrator/owner or the Team Leader of Facilities Engineering.
  • Assesses departmental program facility design needs and directs facilities design and construction consistent with departmental objectives, strategic building system infrastructure long-range planning, and other network initiatives.
  • Complies with the Life Safety Master Plan, ASHRAE Standards, AIA Guidelines for Construction and Equipment of Hospital and Medical Facilities, JCAHO, applicable Indiana Building Codes, Indiana Department of Health Rules and Regulations, Interiors Master Plan, and Facilities Engineering objectives.
  • Uses effective communication skills to assess needs, question assumptions, analyze information, and learn and retain operational program details while remaining sensitive to departmental operational problems or issues.
  • Confirms program objectives in writing with Department Team Leaders based on information obtained through the needs assessment process.
  • Teaches Executive Directors, Department Team Leaders, and team members the project development and implementation process, including: identifying program objectives; determining work volumes and customer and staff needs; translating objectives and needs into facility alternatives (schematic design); preparing design development; preparing construction documents and specifications; commissioning specifications; construction; startup planning and startup; commissioning; occupancy planning; and occupancy management.
  • Establishes the design concept.
  • Applies engineering knowledge to guide development and application of system performance specifications.
  • Documents existing conditions and inventories of existing furnishings, plumbing, electrical, HVAC, and other design limitations.
  • Presents written proposals and illustrations to Department Team Leaders and staff to obtain consensus and ownership of the design concept.
  • Manages the project construction process.
  • Visits construction sites and observes work-in-place for correctness and progress (QC).
  • Answers contractor questions by interpreting contract documents.
  • Coordinates site access and service interruptions.
  • Represents the Hospitals' interests in construction progress meetings.
  • Manages design and construction consultants for projects requiring external support.
  • Serves as a liaison between the department and consultants.
  • Reviews, critiques, and approves of consultant deliverables (drawings, specifications, schedules, etc.).
  • Approves progress payments.
  • Demonstrates a team-oriented attitude.
  • Actively seeks input from Facilities Engineering team members and provides constructive suggestions and recommendations for improvement.
  • Assists other department team members as needed.
  • Reviews and coordinates scope, implementation, and project activities with IP, Security, and other stakeholder departments and seeks their input.
  • Performs all duties to the highest professional standards.
