About The Position

Koa Maintenance Company (KMC) is looking for an experienced Senior Operations Manager to lead janitorial and housekeeping operations across a multi-property, multi-island portfolio. This is a senior operations leadership role responsible for leading our Operations Managers, driving consistent service and operating standards across properties, managing labor and expense performance, and owning key client relationships. The right person knows how to lead through other managers, understands the realities of a high-volume service operation, and can balance people, client expectations, quality, and financial performance.

Requirements

  • 5+ years of experience managing janitorial, facilities, housekeeping, or similar service operations.
  • Experience leading other managers, not just frontline teams.
  • Demonstrated responsibility for multi-site labor and operating expense budgets.
  • Strong operational judgment and ability to identify issues, establish accountability, and drive follow-through.
  • Strong client relationship and communication skills, including experience handling escalated service issues.
  • Working knowledge of commercial cleaning methods, equipment, materials, and sanitary practices.
  • Strong Microsoft Office skills, including Excel.
  • High school diploma or GED required.
  • Valid driver's license, clean driving record, and ability to meet company insurance requirements.

Nice To Haves

  • Experience supporting high-traffic retail, mall, hospitality, or commercial properties strongly preferred.
  • Associate or Bachelor's degree preferred.

Responsibilities

  • Lead operations across assigned commercial and retail properties.
  • Directly lead and develop Operations Managers and Assistant Operations Managers, with Supervisors and frontline teams reporting through them.
  • Establish consistent operating standards across properties and hold teams accountable for execution.
  • Own labor and operating expense performance across the portfolio, including identifying and explaining variances.
  • Conduct regular property inspections, including scheduled neighbor-island visits, and ensure deficiencies are corrected.
  • Own senior-level client relationships, service reviews, and escalated operational concerns.
  • Lead staffing changes, scope changes, property transitions, equipment deployment, and operational training.
  • Identify inefficiencies across properties and implement improvements that strengthen service, productivity, and consistency.
  • Ensure operations comply with company standards and applicable OSHA, state, and federal requirements.
  • Partner with the Chief Operations Officer on staffing models, bid inputs, scope reviews, and other operational priorities.
