Requirements

  • Bachelor's Degree with concentration in Business, Engineering, Architecture or related field.
  • At least 10 years of experience in operations, business, or, commercial and industrial real estate transactions and management or related areas.
  • In lieu of degree, 12-15 years of relevant experience.
  • Proven ability to negotiate complex real estate transactions and contracts.
  • Knowledgeable of Facilities operations and /or Property Management.
  • Strong analytical and communications skills.
  • Demonstrated success in achieving challenging business goals, assuming leadership role and delivering effective solutions to business problems in a corporate setting.
  • Effective performance management skills and demonstrated success as a supervisor or manager.
  • Proven ability to build consensus, establish trust, communicate effectively and foster culture change.
  • Demonstrated ability to implement continuous improvement and best practices, customer awareness and ability to create value.
  • 3-5 years of supervisory experience.

Responsibilities

  • Manages all real estate transactional and facilities maintenance and operations functions for the Utility.
  • Manages a business planning process and related programs and initiatives that maximize asset value, reduce operating costs, upgrade service delivery, generate revenues, procure property rights, and manage day-to-day building operations and the project portfolio.
  • Leads a team of real estate and facilities professionals responsible for executing transactions and operations.
  • Manages internal and external resources involved in the day-to-day operations of the company's occupied buildings and facilities.
  • Directs the execution of facilities operations initiatives and programs.
  • Reviews and recommends for approval to Senior Management all real estate transactions for the acquisition or disposition of land and infrastructure assets.
  • Exercises leadership in safety and diversity and sustains a high level of employee commitment among staff.
  • Provides transactional real estate and facilities management expertise and direction to direct reports for structuring and negotiating complex real estate transactions and effective facilities operations.
  • Provides day-to-day support to direct reports to address political, regulatory, and external barriers.
  • Ensures annual goals specified by the department's business plan are met.
  • Interfaces with senior and key managers across the utility to ensure real estate transactions and facilities meet stakeholder expectations.
  • Establishes and monitors continuous performance improvement measures to maximize effectiveness and minimize cost of real estate transactions and facilities operations.
  • Exercises leadership to maintain a work environment that promotes diversity, safety, and high employee commitment.
  • Manages and oversees work, budget, and performance of internal and external building operations and maintenance personnel, balancing cost control with appropriate services and asset management.
  • Collaborates with RE&F Managers corporate wide to ensure processes reflect best practices and establish common goals.
  • Manages the use of outside resources (service providers, brokers, appraisers, consultants) for real estate and facilities transactions.
  • Manages and oversees budgets and performance of real estate and facilities services.
  • Manages and oversees the implementation of short and long-term operating initiatives to assure high-quality facilities management and transaction services.
  • Manages and maintains an environment that fosters a high-performance culture and a learning organization, leading the RE&F team in promoting diversity, serving as a change agent, and assuring timely recognition of employee contributions.
  • Works collaboratively with business units in connection with the execution of facilities operating initiatives and programs.

Benefits

  • Annual salary will vary based on a candidate’s skills, qualifications, experience, and other factors: $139,200.00/Yr. – $191,400.00/Yr. plus an additional $25K in Long Term Incentive Plan annually.
