About The Position

Hydro One is seeking a Sr. Manager, Real Estate (Land Management) to provide quality and cost-effective real estate services and strategies that support Hydro One’s transmission and distribution business. This role is responsible for protecting and enhancing the value of the Corporation’s real estate and facility assets and pursuing external revenue opportunities. The position involves developing, implementing, and monitoring real estate and facility programs and services that contribute value to the business strategies of Hydro One’s transmission and distribution business. The role also requires managing and providing leadership for Hydro One’s real estate and facilities through approximately 35 staff across various functional areas, including Corridor Land Management, Rights Acquisition, Leasing, Aboriginal Lands, Employee Relocation, Property Tax, Records, and Facilities. The Sr. Manager will oversee real estate acquisition rights programs and projects, manage the provincial government contract for corridor land management and leasing, and recommend and implement investment programs for real estate, buildings, and facilities. Additionally, the role involves negotiating leases and land agreements, providing specialized real estate services, developing business plans and budgets, and responding to public and external issues related to Hydro One’s lands and buildings. The Sr. Manager is accountable for managing the unit, achieving targeted results, maintaining a capable team, and ensuring a safe and healthy work environment.

Responsibilities

  • Develop, implement, and monitor real estate and facility programs and services that directly contribute value to the business strategies of Hydro One’s transmission and distribution business.
  • Prepare 2-5 year specific asset strategies and implementation plans for Hydro One lands, buildings, and facilities in line with changing client needs.
  • Manage and provide leadership for Hydro One’s real estate and facilities through approximately 35 staff in functional areas such as Corridor Land Management, Rights Acquisition, Leasing, Aboriginal Lands, Employee Relocation, Property Tax, Records, and Facilities.
  • Deliver real estate and facility work programs and set priorities to make use of the workforce pool.
  • Ensure effective management systems are in place for health and safety, the environment, and financial resources associated with Hydro One’s real estate and facilities.
  • Manage the real estate acquisition rights programs and projects for the transmission and distribution business, overseeing negotiation strategies, policies, and settlements with landowners, First Nations, and government entities.
  • Plan direction and act as the key service provider representative for Hydro One’s contract with the provincial government for the management and leasing of corridor lands.
  • Manage the ‘secondary use’ land licensing and easement programs to external customers, including technical lines and environmental assessments.
  • Recommend and implement an investment program (capital and operating) for Hydro One’s real estate, buildings, and facilities, optimizing their use for clients and enhancing value.
  • Negotiate new and renewal commercial/industrial space leases and term land agreements (e.g., occupations on railway property).
  • Oversee the payment and auditing function associated with these agreements.
  • Provide cost-effective specialized real estate services in property assessment and taxation, employee relocation, low voltage inquiries, rights management, and records and inventory management, including mapping and GIS implementation.
  • Develop, monitor, and be accountable for the real estate/facility business plans and budgets.
  • Respond to public and external issues with respect to Hydro One’s lands and buildings.
  • Meet transmission and distribution client needs by setting and consistently meeting performance standards, adjusting to changing requirements, and monitoring performance and client feedback.
  • Manage the unit and achieve approved programs and targeted results.
  • Maintain a team of subordinates who are capable of producing the required outputs.
  • Assess staff capability to do the required work, now and in the future.
  • Conduct personal effectiveness reviews of subordinates managers/specialists.
