This role is responsible for maintaining the property to ensure good working order and pleasant curb appeal while providing superior customer service to residents. The technician will diagnose and solve maintenance issues in apartment homes, exterior, and common areas, including plumbing, electrical, general carpentry, HVAC, appliances, and pools. The position requires completing service requests within 24 hours and being available for 24-hour emergency calls, reacting promptly to all emergency situations. Responsibilities also include preparing apartments for new residents according to Arqline standards, performing daily maintenance for curb appeal, maintaining an operating environment for resident satisfaction, performing casual labor such as lifting heavy items, routinely inspecting and maintaining building mechanical systems and equipment, monitoring and adjusting building systems like air conditioning and boilers, inspecting common areas for cleanliness and aesthetic appeal, reporting problems to the Maintenance Supervisor, maintaining a good working relationship with staff, maintaining assigned equipment, observing safety standards, properly utilizing new equipment, responding to emergency maintenance requests, assisting in maintaining records of scheduled maintenance, and performing additional projects as assigned.
