About The Position

JLL is seeking a Facility Condition Advisor to join their growing Asset Services team. The Asset Service assessment team provides clients with robust physical condition and operational assessments that offer actionable information for long-term asset planning, maximization of value, and operational performance. The team has extensive experience in asset condition assessments of building enclosures, mechanical, electrical, plumbing, and fire and life safety systems for various clients including healthcare, public and private sector clients, developers, owner occupiers, and investors. Asset Services supports ongoing client demands for strategic planning and infrastructure investment solutions, offering facility condition assessments, strategic planning, risk assessments, preventative maintenance planning, and asset tagging. Project scopes can range from single facilities to hundreds of facilities. The team utilizes software applications such as VFA facility and Corrigo.

Requirements

  • Bachelor’s degree in Architecture, Engineering or Construction Management (or related field); non-degreed Assessors must have 10+ years of relevant work experience.
  • 10+ years of related experience performing assessments in conformance with ASTM E2018-24.
  • Proficiency in the application of engineering and architectural design standards, practices, and techniques.
  • Working knowledge of commercial construction codes and their application to existing facilities.
  • Project definition, planning and management experience required.
  • Strong written and oral communication skills.
  • Ability to walk for long periods (6 to 8 hours/day); and climb ladders, kneel, crouch, or crawl to access difficult spaces or carry up to 50 lbs occasionally.
  • Proficient in Microsoft Office Suite.
  • U.S. Citizenship required.
  • Must be able to obtain, maintain and/or currently possess a security clearance.
  • Travel is expected with this role to generally not exceed 75%, but some projects will require 100% travel.
  • A valid REAL ID driver's license with no significant MVA points or violations is required.
  • Candidates must be authorized to work in the United States without sponsorship.

Responsibilities

  • Work as part of a team performing facility evaluations by applying architectural and/or engineering standards, practices, and techniques.
  • Perform facility assessments, gathering data and noting deficient conditions in conformance with ASTM E2018-24 standard.
  • Conduct visual assessments of buildings, systems, and assets to determine current condition, remaining useful life, and cost to replace, repair, or renew, creating a baseline for capital planning.
  • Document physical deficiencies consistent with the standard’s definitions of immediate, short-term, and long-term costs.
  • Conduct FCAs in conformance with the ASTM E2018-24 baseline process, including document review and interviews, walk-through surveys, preparation of opinions of costs to remedy physical deficiencies, and preparation of the facility condition report.
