About The Position

The Sr. Director, Territory Maintenance Operations ensures that optimum performance results are achieved through the successful implementation of comprehensive programs, initiatives, and strategies related to territory maintenance operations and regional maintenance. This leader will be focused on working with our regional maintenance directors to drive consistency and accountability throughout the territory. Working with regional maintenance to track and improve their effectiveness and efficiency. Responsibilities include developing improved processes for planning and managing of property compliance, jurisdictional requirements, environmental and other compliance measures. This leader will reinforce with their team the importance of service requests, make ready production, inventory management, asset management, and meeting with direct reports to provide direction and motivation. The role also collaborates with Regional teams regarding inspections and property walks completed, and meets with Owners, Asset Management, CPG and/or Senior Leadership to provide recommendations and knowledge on capital, maintenance, renovation and maintenance related laws. This role is responsible for supporting Greystar Management Services third-party assets located within in the South territory, which currently includes the following states: Texas, Oklahoma, Arkansas, Mississippi, and Louisiana. The Sr Director, Territory Maintenance Operations - South will work out of one of the corporate offices in the South territory region and will be expected to travel across the South territory to support the market they serve.

Requirements

  • Bachelor’s/Master’s degree from an accredited college or university preferred in Facilities Maintenance, Construction, Real Estate or related fields.
  • Proven experience in a leadership role within the real estate industry.
  • 12 years minimum experience in all aspects of property maintenance operations, capital projects management, or property renovations operating within a multifamily environment with 5 or more years of management experience.
  • Excellent communication and negotiation abilities.
  • Knowledge of current market trends and regulatory requirements.
  • Abilities to create and manage stakeholder relationships.
  • Current driver’s license and automobile insurance.
  • All licenses and/or certifications as required by state/local law.
  • Proficiency in word processing, spreadsheet, property management (Yardi or OneSite), and database management programs in order to complete required reports.
  • Ability to read and comprehend financial statements, such as profit and loss statements, general ledgers, budgets, etc.
  • Knowledge of federal fair housing laws and any applicable local housing provisions.

Responsibilities

  • Responsible for maintenance execution across the territory.
  • Aligns with Territory and regional leaders to drive consistency and accountability for safety, asset compliance and execution.
  • Establishes and monitors key performance indicators (KPIs) to track maintenance effectiveness and identify areas for improvement.
  • Supports regional teams responsible for properties and provides direction to Regional Maintenance Managers.
  • Mentors and trains Maintenance directors, managers, supervisors and technicians.
  • Prioritizes operational excellence projects to improve maintenance quality and process efficiency across the portfolio
  • Responsible for recruiting and hiring when/where needed.
  • Works closely with senior leadership within assigned division to develop action plans for maintenance operations.
  • Ensures that the Company and/or owners’ objectives are being achieved on all properties within the assigned division.
  • Ensures compliance in regards to company programs, safety programs, OSHA, insurance and licensing programs, all regulatory programs and inspections for the division.
  • Scans the market to identify new and emerging trends in maintenance operations.
  • Responsible for all aspects of the delivery of designated project management services, property maintenance, and facility services within the division.

  • Collaborates cross-functionally with departments to provide actionable feedback that enhances service delivery and operations performance.
  • Provides client support, manages escalations, and leads crisis response efforts to ensure timely and effective resolution.
