About The Position

The Senior Director of Development position is a support role, aiding Ryan's general commercial real estate product type as well as sector-specific markets. This position is responsible for the pursuit of new business and to support the execution of Ryan-owned and third-party owned development and construction projects.

Requirements

  • Bachelor’s degree in real estate development, construction management, engineering, real estate management, or related field.
  • 10+ year’s commercial development and construction experience in a design-build or negotiated construction environment with 5+ years in leadership position.
  • Advanced knowledge and proven ability to sell, develop, and manage a variety of commercial/industrial facilities.
  • Proven track record at maintaining positive customer relationship, effectively balancing relationship-building skills with technical expertise.
  • Proven financial skills, knowledge of project costs and feasibility, as well as specialty team financial status tracking and executive level reporting.
  • Position requires verification of employment to work in the U.S.

Responsibilities

  • Jointly develop the annual revenue and profit goals with the regional leader and sales team.
  • Identify and pursue development, construction, and real estate management projects for the region, identifying top priority prospects, both on a geographic and a client group basis.
  • Strategically pursue clients and lead project pursuits, including responses to proposals and RFP’s and lead the sales presentations for all major projects.
  • Assist in the development of and support the marketing and sales strategy for the region, including active management of the public relations, industry involvement, and award applications.
  • Understand industry competitors and document best competitive practices.
  • Assess potential development sites, including issues related to environmental contamination, geotechnical issues, topography, constraints analysis, city zoning and ordinances, applicable fees.
  • Develop site-specific costs budget for input into pro forma.
  • Prepare pro formas and pursuit costs forecasts and present for internal deal approval process.
  • Determine submission requirements and schedule for required governmental approvals and permits, attending meetings and making presentations as required (City Councils, Planning Commissions, neighborhood groups, etc.).
  • Maintain contact with individuals and firms within the industry that help create opportunities for Ryan, and be a recognized leader within the external local development/construction community, including active and visible involvement in the appropriate associations.
  • Develop and maintain customer relations at the executive level, ensuring that design, construction and property management are meeting client expectations.
