Senior Operating Engineer JLL What this job involves: As a Senior Operating Engineer at JLL, you'll be the technical backbone of our mixed-use facility operations, ensuring critical building systems operate at peak performance while identifying opportunities to enhance efficiency and reduce energy consumption. This hands-on role combines your mechanical expertise with problem-solving abilities to maintain HVAC, electrical, plumbing, and building automation systems that keep our properties running smoothly. You'll work independently while collaborating with a dedicated team, making decisions that directly impact operational excellence and tenant satisfaction. Requirements

  • Valid state driver's license with clean driving record to travel between sites and pick up parts as needed.
  • Minimum 2 years of hands-on technical experience in commercial building engineering with demonstrated expertise in at least one technical craft (HVAC, plumbing, or electrical systems).
  • High school diploma or GED equivalent demonstrating foundational education and learning capability.
  • Proven ability to diagnose, troubleshoot, and independently complete basic to intermediate plumbing and electrical repairs on commercial building systems.
  • Proficiency with computers and standard software applications (Microsoft Office Suite), web-based platforms, and handheld electronic devices for work documentation and communication.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Working knowledge of MEP (Mechanical, Electrical, Plumbing) and HVAC system design principles and their practical application in commercial building environments.
  • Prior experience using Computerized Maintenance Management Systems (CMMS) for work order tracking, preventive maintenance scheduling, and facility documentation.
  • Universal EPA 608 Certification demonstrating qualified handling of refrigerants and HVAC systems.
  • Experience with building automation and control systems, including basic programming or adjustment capabilities for optimizing system performance.
  • Familiarity with energy management practices and proven track record of identifying and implementing energy-saving initiatives in commercial facilities.

Responsibilities

  • Perform preventive maintenance and repairs on HVAC systems, water chillers, mechanical equipment, plumbing, and electrical systems to ensure optimal building performance and minimize downtime.
  • Conduct facility inspections to identify energy-saving opportunities and recommend system or operational improvements that reduce energy consumption and operating costs.
  • Diagnose and troubleshoot building system issues independently, determining appropriate repair solutions and executing fixes with minimal supervision.
  • Manage work orders through the CMMS platform, documenting completed maintenance activities, parts usage, and system conditions to maintain accurate facility records.
  • Coordinate with building occupants, team members, contractors, and clients to schedule maintenance activities, respond to service requests, and ensure minimal disruption to operations.
  • Assist other trades as needed with general building maintenance, grounds upkeep, and cross-functional projects that support overall facility operations.
  • Monitor building automation and control systems, adjusting settings to optimize comfort, efficiency, and equipment performance across all building systems.
