About The Position

Novacom Building Partners is seeking a Site Superintendent for their Edmonton office. This is a permanent, full-time, senior field position focused on commercial projects across Western Canada, with a specific commitment to the Alberta market. The role involves leading the night crew on a $3M, four-week construction-management renovation of a live, operating BMO branch in south Edmonton. While the initial project requires night shifts, the pattern will change with subsequent projects. The position offers direct coaching from the General Superintendent and a clear career path. The role is based in Edmonton with some in-province travel expected as the Alberta work grows. Candidates must reside in the Greater Edmonton area and cannot require relocation or a living-out allowance.

Requirements

  • Must already live in the Greater Edmonton area and be legally entitled to work in Canada.
  • 5+ years of commercial construction experience.
  • 2+ years as a superintendent, assistant superintendent, or site foreman on the general-contractor side.
  • Experience managing at least one project from start to finish, including mobilization through closeout, with responsibility for value, client, and schedule.
  • Experience holding trades to scope, schedule, and quality.
  • Commercial tenant improvement and fit-out experience, ideally in occupied or operating buildings.
  • Experience with landlord and adjacent-tenant coordination.
  • Journeyman Trade Certificate (carpentry preferred), technical diploma, or equivalent field experience.
  • Ability to read and thoroughly understand drawings, specifications, and field drawings, and to identify conflicts early.
  • Competent in Procore (budget, schedule, RFIs, submittals, daily logs, observations, punch list).
  • Working knowledge of Alberta OHS requirements, the Alberta Building Code, and commercial construction best practices.
  • Willingness to work the back shift, including night and weekend work on compressed projects, and comfort being the senior person on site during that shift.
  • Valid driver's license.
  • Own transportation.
  • Physically capable of performing the work, including occasionally moving up to 50 lbs.
  • Able to pass a clean criminal record check.

Responsibilities

  • Lead the 2nd Shift: Run the night crew end to end as the senior Novacom person on site, managing the work, trades, and site handover.
  • Own the Handover: Provide a detailed written handover to the day superintendent each morning.
  • Work Nights in a Live Building: Manage after-hours access, alarm protocols, escorted trades, noise and vibration windows, shutdowns, tie-ins to existing services, public-area use, temporary security, and life safety to ensure an operating branch is usable by opening.
  • Run the Trades and the Schedule: Chair weekly trade meetings, track progress, re-sequence work as needed, and maintain current look-aheads and Procore schedules using Last Planner and pull planning.
  • Own the Client and Landlord Interface: Provide weekly updates to the client, architect, and PM; conduct site walks with the owner and building manager; manage landlord and adjacent tenant relations.
  • Own Site Safety: Conduct worker and visitor orientations, daily FLHAs, weekly Procore inspections, weekly toolbox meetings, incident reporting, and manage the site-specific fire safety plan according to Alberta OHS requirements.
  • Manage Budget and Change: Track labor, materials, equipment, and consumables against the Procore budget, flagging any potential overages to the PM. Track T&M, identify scope changes, and support the PM on change-order pricing.
  • Drive Quality and Closeout: Manage Procore observations through to completion, expedite punch lists before Substantial Completion, coordinate commissioning, and keep as-builts current.
  • Lead the Crew and Keep the Record: Direct site assistants, laborers, and temporary workers, ensuring accurate time and cost coding. Maintain daily logs and photo albums in Procore, process payroll daily in hh2, and manage expenses weekly in Expensify.
