About The Position

A Site Construction Manager (SCM) shall possess all skills and experience to plan and supervise a wide range of Design-Build construction projects and personnel from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner as well as represent NewCold (the Owner) throughout the entirety of the project. An excellent Site Construction Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals from different disciplines to achieve the desired results. The ideal candidate will have an analytical mind and great organizational skills and will have more than seven (7) years’ experience in a similar Superintendent and Project Manager role. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding the budget.

Requirements

  • 7–10 years of construction management experience with industrial, warehouse, distribution, manufacturing, or cold storage facilities.
  • Experience with refrigerated warehouses, freezer facilities, food processing plants, or temperature-controlled logistics facilities a plus
  • Working knowledge of industrial refrigeration systems (ammonia, CO₂, glycol, etc.).
  • Strong understanding of OSHA requirements, construction contracts, scheduling, cost control, and quality management.
  • OSHA 30 Certification a plus.
  • Proficiency with Primavera P6, Microsoft Project, Procore, Autodesk Construction Cloud, or similar project management tools.
  • Self-Starter with ability to identify and execute normal Site Project Management duties
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.

Responsibilities

  • Act as the on-site representative of NewCold (the Owner) throughout planning, construction, commissioning, and turnover.
  • Protect NewCold’s interests by ensuring the project is delivered safely, on schedule, within budget, and to specified quality standards.
  • Serve as the primary point of contact between NewCold, general contractor, design team, equipment suppliers, commissioning agents, and regulatory agencies.
  • Provide regular project status reports to executive leadership and stakeholders.
  • Monitor contractor performance and enforce contractual requirements.
  • Site construction managers are on the project site full-time.
  • Oversee all site construction activities for refrigerated and frozen warehouse facilities, including building shell, structural systems, refrigeration systems, MEP systems, insulated panels, flooring, and site utilities.
  • Review construction schedules and monitor progress against milestones.
  • Coordinate daily activities among contractors, subcontractors, vendors, and consultants.
  • Identify project risks and develop mitigation plans to minimize impacts on schedule, budget, and operations.
  • Verify work is completed in accordance with approved drawings, specifications, and industry standards.
  • Review and validate contractor schedules, look-ahead plans, and recovery schedules.
  • Track critical path activities and monitor key milestones.
  • Identify schedule delays and work with project teams to implement corrective actions.
  • Coordinate equipment deliveries and installation activities to support project sequencing.
  • Monitor project budgets, forecasts, and cash flow.
  • Review and validate contractor payment applications.
  • Evaluate change orders, claims, and requests for additional compensation.
  • Recommend approval or rejection of change requests based on scope, schedule, and budget impacts.
  • Maintain accurate records of project expenditures and cost trends.
  • Implement and oversee project quality management programs.
  • Conduct site inspections to verify workmanship and compliance with project specifications.
