About The Position

Under the direction of the Vice President of Facilities, this position supports and implements a comprehensive and cost effective program for Facilities Maintenance and Interior Renovations through a personal “hands on” involvement at each property as assigned. This position provides oversight and support of the formulation, bid solicitation and management of interior renovations including interaction with contractors, vendors and onsite staff. Additional responsibilities include support of service personnel including technical and safety training programs for a specific region within the division, support with completion of service requests and apartment turns as needed, for orchestrating each property’s scheduled maintenance programs, acquisitions, and for performing property inspections. The position is also responsible for the oversight and implementation of national policies and procedures which assure the physical asset, e.g., machinery, building and grounds, and servicing utilities, are optimally maintained in both appearance and function, and in compliance with all federal laws and regulations. The position requires extensive interaction and coordination with the Property Operations teams. ESSENTIAL FUNCTIONS: Follows and implements company short-term and long-term strategies, which include policies and procedures, relating to the planning, organization, control, and direction of the functions of community maintenance personnel regarding the following: Maintenance of building, grounds, mechanical equipment and safety. Reduction of operations costs (through energy management, state of the art technology and management programs and preventive/predictive PM programs). Coordination and implementation of Company Approved training programs. These programs can include orientation and training of maintenance programs, as well as formal/informal classroom and on-the-job training programs for all levels of technical services staff. Assists in the review and preparation of the annual maintenance budget for both the properties and the Maintenance Services team operation. Assists in the formulation and conceptualization of interior renovation programs during the due diligence and acquisition phase. Follows guidelines in association with the Property Operations teams for scheduling and performance of community inspections. Performs periodic inspections in order to establish maintenance priorities based on quality standards, EPA guidelines, life safety, capital, and property enhancement. Assists the VP of Facilities and Property Operations team in the evaluation, hiring, termination, and promotion of maintenance personnel. Monitors on-going performance of the community maintenance supervisory staff. Coordinates any environmental work utilizing companies Standard Policy and Proceedures. Performs other duties as needed.

Requirements

  • Bachelors degree preferred.
  • Ten+ (10) years experience in the Facilities Services environment managing personnel and a wide range of projects in multiple geographic regions.
  • Must be flexible and able to organize large volumes of paperwork.
  • Extensive travel within a region and periodic travel to assist other regions is required.
  • Excellent organizational and communication skills are required.
  • Proficient in the use Microsoft Word and Outlook.
