About The Position

Perkins Place in Bel Camp, MD is seeking an experienced Service Manager to lead the property's maintenance operations. This role is responsible for completing daily maintenance operations, scheduling and managing contractors and vendors, handling work orders, apartment turns, and resident concerns. Previous experience as a residential maintenance manager is strongly preferred. The Service Manager's primary function is to lead the daily maintenance operations of the property.

Requirements

• HVAC Certification
• Demonstrated plumbing, electrical, and carpentry skills required
• Knowledge of OSHA safety rules and regulations
• Excellent time management and prioritization skills
• Ability to communicate in writing, and responding to emails
• Excellent verbal communication skills with residents and staff
• Superior customer service skills with ability to respond to clients with diplomacy, tact, and patience
• Ability to quickly learn new technology and computer applications
• Demonstrated sensitivity to different cultures
• Valid driver's license and reliable transportation required
• High School Diploma or equivalent
• Five years' experience in residential multifamily or facility maintenance

Nice To Haves

• Previous experience as a residential maintenance manager strongly preferred

Responsibilities

• Diagnosis and repair in areas such as: HVAC, electrical, plumbing, carpentry, drywall, flooring, general maintenance and unit turnover
• Working to achieve the operational goals of the property within company policies/guidelines
• Conducting property inspections regularly, identifying interior and exterior work that needs to be completed
• Managing move-in and move-out processes
• Scheduling and executing routine preventative maintenance
• Updating work order systems and generating work orders
• Communicate with Property Manager to provide updates of projects, unit turns and work order status
• Scheduling and managing contractors, vendors and third-parties
