About The Position

The Service Manager role is responsible for supervising the daily duties of facilities staff and vendors, ensuring properties are well-maintained, and developing, implementing, and recording all work orders. This role requires maintaining appropriate standards to comply with health and safety procedures and policies. The position also involves socializing vendor bids and communicating with management to achieve the best results during property turnovers.

Requirements

  • High School Diploma or equivalent.
  • Excellent oral and written communication skills.
  • Basic computer skills.
  • Ability to understand and adhere to policies and procedures.
  • Basic math skills.
  • Punctual and dependable, as hours may vary and include weekends and holidays.
  • At least three years of related experience, including HVAC, plumbing, and electrical.
  • Works in compliance with the provisions of the OHSA, regulations and internal policies and procedures and reports any contraventions to their supervisor.
  • Uses or wears the equipment, protective devices or clothing that Integris Student Living requires.
  • Reports any hazards, missing or defective equipment or protective device which could endanger any person.
  • Does not engage in any prank, contest, feat of strength, unnecessary running or rough and boisterous conduct.
  • Reports any risks or potential risks of violence or harassment encountered in the workplace immediately to supervisor.
  • Knows, understands and implements safe work practices and procedures and employs established rules and procedures for handling materials, equipment and processes (e.g. Reporting unlabeled containers, using proper lifting techniques, etc.).
  • Requests that worn out or defective equipment be replaced, when appropriate.
  • Uses equipment and materials only in the manner intended.
  • Reports any injuries, incidents and unusual conditions immediately to supervisor.
  • Inspects the work area and equipment daily and reports any hazards immediately to supervisor.
  • Attends all required health and safety training programs (e.g. WHMIS, orientation), and applies knowledge to daily operating procedures at Integris Student Living.

Responsibilities

  • Monitor, schedule, respond to, and repair work orders.
  • Assess interior and exterior of properties and buildings for issues.
  • Address minor plumbing and HVAC issues.
  • Repair door, frame, and trim damages.
  • Paint and patch surfaces throughout buildings.
  • Conduct daily team briefings and delegate work orders.
  • Check team members' work to ensure standards are met.
  • Perform snow removal from sidewalks and parking lots, including holidays and weekends, using snow blowers and Bob Cat machinery.
  • Perform landscaping during summer months using lawnmowers and other landscaping tools.
  • Maintain an updated inventory of all supplies and tools.
  • Provide training on new machinery.
  • Collaborate with the Community Manager to re-order supplies within budget.
  • Schedule the maintenance team as needed for company/property requirements.
  • Adhere to resident interaction policies when entering suites and during follow-ups.
  • Ensure maintenance supplies, tools, shops, and storage rooms are kept tidy and clear as per fire codes.
  • Conduct routine inspections of maintenance shops and storage areas and document findings.
  • Perform other duties as assigned.
