About The Position

The Service Manager II oversees maintenance operations for communities of over 500 apartment homes and leads a maintenance team that performs service requests, preventative maintenance, and unit turnovers. Manages the budget and inventory, ensures adherence to company standards and safety/Occupational Safety and Health Administration (OSHA) regulations and collaborates on asset preservation and operational excellence initiatives.

Requirements

  • Environmental Protection Agency (EPA) 608 (Core and Type II) certification required
  • Ability to communicate clearly and effectively in English, both verbally and in writing.
  • Below waist lift - 48lbs
  • Below to above waist lift - 34lbs
  • Push/pull (walking) - 60lbs force
  • Ladder climbing - Occasional
  • Unilateral balance - Average of 20 seconds or more per leg
  • Travel between communities may be required daily. Ability to perform these functions at multiple sites is required
  • After hours on-call support as needed
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law.

Responsibilities

  • Hires, trains, coaches and manages the performance and development of team members, ensuring established performance metrics and objectives are achieved.
  • Anticipates customer’s needs, models excellent customer service, and empowers Associates to take ownership and resolve questions and concerns promptly and professionally.
  • Supervises and ensures community common areas, grounds and vacant units are consistently maintained to company standards, proactively identifying and resolving any potential hazards.
  • Drives efficient and high-quality community maintenance operations by managing all work order completion, unit turnover processes, preventative maintenance, vendor and project coordination, inventory and purchasing/invoicing, ensuring accurate documentation in the appropriate operating platform.
  • Oversees financial and operational compliance ensuring accuracy through regular audits, walks and discrepancy resolution.
  • Drives team performance toward achieving and exceeding financial metrics and Key Performance Indicators (KPIs) through strategic planning, resource allocation, and performance monitoring.
