As a Service Manager, you'll oversee everything from daily maintenance tasks and building inspections to training and mentoring our team. You’ll be key in keeping our property in top shape, building strong relationships with residents, and ensuring everything runs smoothly – rain or shine!

Requirements

  • 3+ years of experience in multifamily property management or 5+ years in property management.
  • In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
  • Leadership experience, with a track record of managing teams and fostering strong working relationships.
  • Experience with property management software-Yardi preferred, purchase order systems, Microsoft Office, and collaboration tools like Teams and Zoom.
  • Ability to work on-call and extended hours (including weekends and holidays).
  • A hands-on approach and a commitment to maintaining high standards of work and safety.
  • Comfortable with tasks that involve bending, kneeling, and working in confined spaces.
  • Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily.
  • Flexibility to work indoors and outdoors, in all weather conditions.
  • A valid Driver’s License!

Responsibilities

  • Oversee the operation, maintenance, and troubleshooting of complex HVAC systems, including boilers, air handlers, PTACs, chilled water loops, specialized HVAC zones, and multi-chilled water risers
  • Manage electrical systems, including switchgear, UPS systems, backup generators, and distribution panels
  • Supervise plumbing and domestic water systems, including pumps and water treatment systems
  • Ensure compliance, reliability, and readiness of Fire/Life Safety systems, including sprinklers, fire alarms, smoke control systems, and fire command centers
  • Monitor and optimize Building Automation Systems (BAS) and energy management controls
  • Oversee vertical transportation systems (elevators), coordinating inspections, preventive maintenance, repairs, and vendor performance
  • Lead and supervise a dynamic maintenance team to deliver top-notch service.
  • Oversee all community maintenance work, including service requests, preventive, and emergency repairs, and more!
  • Maintain effective maintenance programs to protect and maintain the property.
  • Keep an inventory of equipment, tools, and supplies.
  • Serve as a role model for maintenance staff and set the standard for professionalism by following all policies and procedures.
  • Maintain a safe, sanitary, and comfortable living environment for residents and staff.
  • Communicate effectively with staff, residents, and property management leadership to ensure the community is well-maintained.
  • Conduct cost-benefit analyses (in-house vs. contractor) and manage vendor contracts to optimize service delivery.
  • Create and monitor the annual maintenance budget.
  • Prepare maintenance reports, inventory updates, and team evaluations.
  • Train, mentor, and inspire your maintenance staff to reach new heights.
