About The Position

The Community Builders (TCB) is seeking a Service Maintenance Manager (SMM) to oversee all physical operations of a community, focusing on asset preservation, maintenance, preparing market-ready homes, and providing resident services. This is a hands-on role requiring leadership, mentoring, and direction to the maintenance team to foster a positive work environment and ensure a quality living experience for residents. The SMM will work closely with the Community Manager and is expected to be in the office five days a week.

Requirements

  • High School diploma or equivalent required.
  • 5+ years of multi-family type operational management experience, preferably with a comparable role in multi-family experience.
  • Experience in training, budget development and managing expenses; bid and managing vendors, service and general building contractors are essential skills.
  • One or more industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC) required.
  • Willingness to get any required certification(s) within 6 months of hiring to meet any specific site/area needs.
  • Knowledge of all hand and power tools, cleaning supplies, and protective equipment.
  • Strong Microsoft Word, Excel, Outlook and Yardi or other industry software experience required.
  • Excellent verbal and written communication skills required.
  • Excellent Customer Service skills required.

Responsibilities

  • Provide direction, guidance, and supervision to all maintenance team members and vendors/contractors at the community.
  • Manage and participate in the completion of routine and preventive maintenance work orders and unit turns in a timely manner, including scheduling vendor-contracted services.
  • Review completed work orders and unit turns for quality of work and repair trends.
  • Provide training to the maintenance team on proper performance, company policies, procedures, and safety standards.
  • Oversee cleaning, painting, interior/exterior decorating and maintenance, landscaping, snow removal, and various repairs including light, plumbing, electrical, and roof repairs, as well as appliance evaluation.
  • Manage preparation and repairs for REAC/HQS inspections and audits.
  • Participate in financial reviews with the Community Manager regarding maintenance, utility, and capital expenditures to meet budget goals.
  • Complete budgeted capital improvements and manage vendor service contracts (HVAC, Pest, Snow, Landscaping, etc.) by developing scopes of work, managing bids, and monitoring completion.
  • Manage the maintenance shop and inventory to company standards, leading with a safety mindset and ensuring proper PPE usage.
  • Be available for weekend work, on-call rotation, and emergency service calls.
